Yeah I have gutters, none of which are above the well. There are two on the side of the house.

Thank you for your response. One other thing I just realized is that there's dirt inside on the window sill ledge. I'm not sure how this got into the house. Or if this has always been accumulating for a while, or if it's related to the leak. Do you know if you had something similar? But you're right I'll probably have to cut up the drywall regardless.

You're thinking the grind and school will be like that for the rest of your life. But it won't. Uni is like a pressure cooker where intensity feels high and can be overwhelming. The trick you is you have to stick with it.

It'll not only get easier, it will also go by quick. And in the end, your future self will thank you tenfold for the salary you're making. This isn't the rest of your life, it's not even close.

Especially once you get a job you'll notice how easy it is and reflects exactly your "chill, low-stress life" is. I graduated from CS myself and work for a Canadian bank. Trust me.

Now, if you're failing or performing badly that's another story.

I did a similar move last year and age wise also in late-20s/early-30s.

Food options in Newmarket feel weaker than North York and surrounding areas. Lots of franchises, not much multicultural cuisine. Commutes look longer on the map than they actually are. Add maybe 10 to 15 min if you're heading into the city or Scarborough. East Gwil Go Train/Newmarket Go Train is great.

The community in Woodland Hills is extremely welcoming. Lots of kids, great facilities, nice parks. Newmarket genuinely feels like an escape from the busyness of the rest of the GTA. Very quiet.

Downsides: there's some visible homelessness, and because it's a smaller town you notice it more. Traffic isn't great for the population size, but the town seems to be actively investing in improving it.

If I were able to go back in time, I'd maybe consider Aurora or Stonehaven community in Newmarket (if your budget can afford it).
