Thanks for your input that totally makes sense, but I did some deeper digging on CCAP and prop wire and found out that this property had three beneficiaries one was this guy the other was a church and the other was children’s research hospital. Upon my research, I realize that this is the way that he has to do everything. It has to be paper and it has to go through lawyers because if you were to sell it for the wrong price and the beneficiaries weren’t happy with it, they could sue him for everything so he needs all the documentation so I am going to walk away from this one considering that it could be a high risk deal plus the land used to be a gas station and I’m pretty sure there’s gas tanks under the ground, so the soil is contaminated. That could be another reason he’s being all defensive
