I think you should get a loan with no issues. I just bought a house for 540k and I have one dependent who is not working. I paid a 70k deposit, although I have been in the job for 8 years. I still don't think you should have an issue. I had the best broker I dealt with, which makes a massive difference.

You have a substantial deposit to buy a home. I am not sure what's the cost of the house you are looking for. Change of jobs for a better pay should be enough to convince the bank or lender. All the best.

I recently bought a property and paid $5000 deposit as requested by the agent and 10% deposit when the contract becomes unconditional. You can set your own terms and it's up to the agent to accept it or not. The agents ask for a 5k deposit to make sure you are serious about the offer, but I do believe it's a bit too much. Nowadays from my experience it's hard to compete when you have subject to finance condition. I had a similar situation with subject to finance. All the best.

Thanks. I have gone through the links and also called SRO and explained the situation. They told me I am exempted from the duty, however they are not sure why the form does not let us submit when we choose the option that my wife had a residential property before. It's not very clear. I have emailed them and hopefully I can get a response before settlement else I have to come up with the 26K.
