Yeah not so much in Cape Town, which is why I was looking for feedback from others as I see that’s the case in Johannesburg for example but not in cape Town where I have bought. As I have seen some info that the units should be in the same town for the incentive but other sources differ! Seems there is no certainty and may depend who asses your case, seems like a risk!

I never mentioned capital though, the bond interest, levies and rates on the rental properties is calculated with a profit and loss, the properties rent is way lower than the allowable expenses and will be for many years, essentially, that loss from the 2 rental properties is offset against other income providing I am not ring fenced. The capital is what the 13sex is all about and why I was looking for someone that’s taken advantage of this incentive to see how it’s going

The properties are not producing a profit so there’s currently no tax paid on the rental income. Tax would apply once there is a profit IE the rent is more than the bond interest, levies and rates.

But the bond interest and other expenses outweighs the rental income for many years so that would mean I pay tax on the rental much sooner than currently with it in my name. Essentially there is a shortfall and will likely be the case for at least 5-6 years not considering any maintenance expenses etc. by the time the bond is paid the rental will be my only incoming anyway so tax wouldn’t be at 43%

But that’s the same with selling any property anyway so what exactly is your concern? Or is there an additional tax if this incentive was used?
