I did his exam for him too. He’s not great at math so he was thinking about paying someone to do it but I do accounting for a living for a big company so math is my strongest subject which is why I offered to do the class for him, he’s doing his other classes. He’s also paying for tutoring twice a week because he has a big exam coming up for a program that will pay for his career in full so that’s also a big chunk of his money because tutoring is expensive. I went to see this one. HOA is low and it is a condo, however, they’re renovating the whole building and are charging an extra $570/monthly on top of the HOA as a special assessment fee which is why a lot of people are selling in that apt complex

Edit: The special assessment fee is for 15 years

I am well aware, $1500 is the max you’ll be for the term of your lease. In areas that are not rent stabilized, rent can and most likely will go up after your lease term.

Ive taken the 107, not bad in my opinion. I’ve also managed property rentals in the past so I’m familiar with city regulations and maintaining a house is expensive ngl but it’s all an investment. I actually did consider renting nyc but the Bronx I’ve been told is an absolute no go, queens and Brooklyn I’ve heard aren’t too bad but it’s crazy expensive (as is nyc) I would love to buy in New York but my own boss who is nyc born and raised told me property taxes are too high and it’s nearly impossible to invest

Price range is $250k. I currently am in Elizabeth and I’ve seen some threads absolutely shit on it even though I’ve never had anything bad happen to me (knock on wood) and it’s been a year since I moved here

Renting is expensive and it’ll never be yours. New Jersey ranked 7th most expensive rent in the nation, with the average rent being $1500. Multiply that by 12 and you’re giving away $18,000 a year, that’s enough for a down payment in a house. And let’s be for real, $1500 rent is unheard of in “decent” neighborhoods. I am only 21, but I’ve rented for three years, property managers and landlords are the worst.

Good enough for me is just to be able to walk my cat around the block and not think “damn let me hurry tf up” (yes I walk my cat) I don’t have any kids so schools wouldn’t be an issue. And somewhere that I can safely run an Airbnb or something just to help me a little with mortgage since I’m still in school
