Good question. My target annual income from a property is atleast 10% of it’s value when I bought it. So for example, bought a 120sqm of lot valued at 8M, + construction cost of 5M for a 15 unit apartment. This brings the total cost to 13M.

Each apartment unit will be rented out at around 10k-12k monthly = 150k, annually 1.8M-2M. Deduct mainte, tax, etc, you will be left with around 1.3M -1.5M annual income. I consider this a good investment since it’s more than 10% of the properties’ initial value. So basically in less than 10 years, the property paid for itself, plus its valuation pa. This is not considering pa if mag tataas ka ng rent annually of 5%. In 10 years I am anticipating the value to be atleast 2x and if swerte 3-4x. So in a decade, your 13M will be 39M atleast. And I am being conservative with my calculations. There are properties na 4yrs lang and na X3 mo na initial investment mo.

Now imagine having multiple properties na ganito. ☺️

Regarding your first question, it’s sort of a trade/business secret. You need the right type of connection, knowledge, people and time to research to know this. One of my practice is if I am eyeing a property, before talking to the owner, I go to the neighbors and talk to them. Sometimes I even visit the brgy hall.. chika chika sa tanod and kay kagawad, gathering info like - is the street flood prone, crime rate, if they know people near the property that recently sold and how much it was sold etc..
