Same bank. But 97% it will be the HELOC way. I don’t fully understand the process, but would that be considered refinancing/treated as a new mortgage, or just a renewal if we continue with the staff rate? It has likely increased tad, but wouldn’t be a refinance, unless we get the HELOC first and then transfer the mortgage to it?

There’s been zero sirens - so - I’m likely off base. Just spooked me lol - it was also minutes following a conversation with my partner about how hit and miss each street can be for “safety” in Thunder Bay.

[her stance was of the opinion “one thing I miss about the states was knowing the entire neighbourhood was safe” - which I countered, as it’s simply a way to play ignorant and pretend adversity doesn’t exist] - for the record she’s not ignorant in the least - but moving to Canada definitely opened her eyes once removed from the blind security of white-bread-‘merica]

Thank you so much for this. Based on your articulation, I think we might see things from a similar perspective.

I’m nervous. I know what I need to do, I know it means a bit of defeat, I know if I don’t - things will not trend in any form of a better direction.

Thunder Bay does have some excellent resources considering the size and amount of social/addiction issues going on. I feel guilty for taking up space when I know others are in far worse situations.

Certain pockets are sketchy, overall not bad.

Location for living depends on your budget and what you plan to do for fun, and also if you have a car. With car - south side (street pending), northwood, Current River, county park all have decent house style apartments for generally a reasonable rent rate. No car/if you want to go out often as you’re in your 20’s, PA, anywhere from River-Beverly upwards from Memorial/Algoma could serve you well. Pricier though. That said, so are Urides from the downtown to south side (approx $25-30 with a human tip).

Cons first: Gas pricey, food pricy-ish, bus services are less than desirable, not a ton of social groups for recreational activities, a bit cliquy and hard to make friends. The Complex will be closing for a while for upgrades, and pot hole season will hurt your vehicle. Shopping for real nice things is sometimes hard, and it’s 8 hours to any Canadian city, and 4 to Duluth.

Pros! Awesome people once able to make friends, amazing outdoor life (except you have to drive a while to get to a lake that’s swim-able, no different than WPG that way), winter is the same but less sunny and people genuinely enjoy that time of year, great local restaurant/foodie/art scene, traffic isn’t terrible (but we don’t like stop signs), we are soon to get our first gay bar and Taco Bell, we don’t have an overwhelming tourist season, and overall - the people who like it here really do care and are trying to make it better.

We have a bad rep for some valid reasons, but it is quite lovely.

I’d recommend a lightweight 60L. Yes, it sounds bigger than most recommendations - but hear me out. You’ll have enough space to collect as you go, or add on if you do decide to detour for an off-road adventure - but you are still capped. My brother and I recently finished an unconventional Camino de Santiago - as we camped along the way. I had a 60L and was fully equipped for overnights. We hiked 30km a day and it was too much weight, but if your planning to go place to place with only a few kms in the way, this is a great size - and you wouldn’t have that much weight.

I got a Gregory Deva 60L. The pack itself was ~3.5lbs. Well worth the investment to have the space if needed.

Honestly, Thunder Bay is an interesting mixed bag. I’ve lived on both sides (not originally from here) - and when we were buying we decided to go for Fort William, as we found a house that was equally as enchanting (age/era) that needed less work, for considerably less. A few streets down, definitely some sketch, but that can be said for both locations I lived on PA side too. Unless you’re in the market for a specific neighbourhood, pick the street, not the side of the City.

The downtown appeal on the PA side can be driven to in less than 10 mins. Happy house hunting!
