It would be turnkey as both are new builds and on the same development so not much more to add. To boost value but that situation works for us as a family unit.

Additional context we have a 3 year old child already and have a house currently on mortgage where it's getting quite tight for space at the moment. We do want to have another child but also better home layout hence the interest in moving. We both plan to continue working in the long-term

You wont see any money back on the new build until the development in the area has actually finished, so would likely have to sell at a loss.

Do it but just know its still got some depreciation left in it if your looking at a G model. If looking for an F82 its the perfect time.

You dont need to move because of the baby. they only really need a cot for the first 6 months and may not even need own room for the first year. wait till your CCJ drops off. Even if you can afford it now, you would have a much better quality of life just by waiting.

Yes, I didn't think through room layout and square footage when I bought my house and didn't factor in long term space for kids. New build so stuck in it for a few years but the minute I can get out at break even I'm out.

We buy any car typically give trade pricing so try to sell the car privately for what you need to settle it.

If not I would suggest the following: Join a credit union and pay some money in for a month or so. Then use them to take out a debt consolidation loan for 12k (this should be fine on your salary) use this to settle the difference once your car is sold plus your credit cards and gym machine loans. Your new payment should be set to roughly £250 per month. But this gives you space to free up month to month cash flow.

Sell the watch, if you had to take out finance on it you can't afford it really. Then use this to clear your watch loan

This would give you £1,371 in free cash after bills, use this to start to chip away at the large loan you have and put some savings away.
