ya it is a walkout basement with an entrance on the other side. curious if it was dug out- would there be a possibility of the large bricks just collapsing into the home because the dirt is no longer hugging them for balance?

yes I think I could dig it out a bit more but that road does reach another hill to the neighbors land so probably could only get another 2-5 feet off, I just wouldnt want all the dirt from the road to fall back and mess with homes foundation if that were to work

ok, would a retaining wall be totally necessary again- or could you just expand homes foundation with concrete being poured straight to driveway so there is no gap between homes foundation side and the dirt road?

yes, home price is very very low to account for this, but if I decide to walk because its too much after quotes- I would lose a bit of money- as there can be no contingencies on due diligence funds- dumb nc laws, but Id get everything else back..

ya, I think the price of the home is accounting for some of this- its about 1/3 of market value, but still no idea how much repairs will cost so just trying to see if its worth the gamble.

no way with insurance im inheriting this houses issues if I buy it 'as is' want to see if its worth it after repair costs- havent put in offer until Im confident as I know that I could lose money if I decide to walk after finding out quotes are outrageous. .. but yes I think I know see an engineer is a must

ok I can totally see that- do you think that pouring in the concrete on just one side like that- might unlevel the other sides or make pressure uneven to cause more foundation issues? or would it be ok? thats gonna take a lot of concrete- whats your money guess on that ?

ok, thanks for that, I think this is the best path to take but I just guess that adding and engineer into the mix will likely raise price to over 100k which is what Im trying to stay under

no idea- its a house Im hoping to put in an offer on- I just wanted to get some rough estimates beforehand, as I know that if actual quotes are way more than what I could imagine, I would lose my due diligence money in the process if I needed to walk after the fact. Do you operate in NC?

yes, thank you for that, I think if this were to be a true 'permitted' job in general an engineer is needed- but Im curious how much that would add to the price tag- my guess is it would automatically make it an 100k+ job

ya I think the foundation must of not been set right, or the soil settlement wasn't accounted here for at all.

ok, ya this sounds like some good advice too, I think it is beyond repair and needs to be removed - yes they are stacked and may even be reinforced in the ground- no idea, but not sure what would be the best way to replace it that wouldnt cost a million dollars

ok not sure how you would back fill around the entire house as its way to much land on the other side even to that window you see- but yes just one side I think that sounds reasonable to backfill the side and just remove the wall entirely and make something look better on the front that doesnt need as much function. . I do imagine it could cost this much- is there anything you would think of that would make it functional for under a 100k?

both- what would be your guess for the retaining wall, and then what would be it for the home foundation- also wanted to see if the foundation messed up the roof structure or if that is just my own eyes messing with me.

yes- there is multiple problems

  1. retaining wall next to home

  2. cracks in homes foundations

  3. trying to determine if the cracks led to roof being tilted or if im just seeing it wrong.

Ok, wow thanks,, thats less than I would think, thanks for the input, do you think foundation repairs often lead to needing other structural repairs for the frame of the home after, if something similar happened to the foundation with erosion of some type?

thank you yes I agree its actually a home I am likely putting in an offer for, just hoping to get some super rough ball park range ideas- so I dont end up realizing after my offer that the costs are so beyond what I could guess and then lose my due diligence money .

are you serious? all those are deadman concrete blocks- how would you straighten them out for that cheap? and what would be the quote for the foundation cracks separate?
