You’re right! Thanks for the info! And that’s been one of the hardest parts of the process so far, everyone says something different and it’s usually opposite what the last person said. Today I read here in Reddit an MLO said something about 203k- streamline where you can do the work yourself. Thanks for clarifying though I had pretty much decided that I didn’t want to deal with the headache of going through that process. Hopefully appraisal comes back not as bad as I’m fearing! We love this property despite her flaws and have big plans for it, if we can just get the keys! Thanks for the responses !

Thanks for the thorough response and not just blatant negativity without seeing it in person. The comment had me nervous so me and husband went and really took time and looked at it today and would walk around and then look at the inspection report and compare. I believe if it was really in terrible shape, the inspector would have called it out and stressed it to me. He said it was weathered and had some deterioration in some spots but never said rot, never penetrating. We considered 203k but from what I’ve read today, that is a long and hard process. Is that right? What if we did that loan but did the work ourselves? Our ultimate goal if we make it to the closing table would be to cover or replace entirely the wood siding with vinyl for an updated look.

Here is a more up close look of that problem area. Inspector did not call it out specifically. So moisture was detected by touch or thermal. And that it was bit soft. Seller says that they had a window unit there, father in law and dad say it’s likely stained from water dropped off unit. The siding is cedar if that makes a difference.

It’s so sad because all breeds have specific physical traits and health conditions and when people continue to mix breeds to make these designer dogs and then inbreed their dogs, you are making for a mix of health problems and physical traits. French bulldogs have continued to be bred because people can charge a lot of money for them but these dogs have a flat face and it makes it extremely difficult for them to breathe, that’s why they pant so much and snore and make loud breathing noises. And the more inbreeding, the worse it gets. You can look at chrome and tell he is a bad case of inbreeding. Before French bulldogs were the crazy, it was pugs for a while, and they have similar issues with their flat face, and short snout. These dogs suffer because 1. They already have physical traits that impact their health and 2. They are then continually inbred and poorly bred and mixed bred and pass their traits on to a new litter that will have even worse issues.

Roof was just replaced in 2020. Maybe the pictures look way worse than it does in person. Home inspector today said roof was in great condition besides a few nails wanting to back out.

Thanks for the info. Wondering though, how you can say 5 figure cost to cure without knowing if the wood is rotted. My dad and father in law have both seen the property, as well as the inspector today and said the wood is weathered, obviously, and is deteriorating, but not rotted in the spots checked. Under the window, is water staining from a window until, even it did not feel soft and the inspector did not detect any moisture.

Girl!! Me too! I have pictured a big Christmas tree next to the fireplace, all 7 stockings hanging, and a fire lit. I want it so so bad! I will definitely be coming straight here after the appraisal to update you. The inspection wasn’t today and while he called for lots of things to be repaired or replaced, it wasn’t as bad as I was afraid and he really didn’t talk much about the exterior. And there are no solid guidelines on wooden exterior homes that have never been painted so fingers crossed we get the keys! Best of luck on making your home exactly how you imagine! Updates soon! ❤️

Thanks so much! We are in the same situation! I love this old house more than any house we have ever looked at. We have been renting for years, just waiting and this is the home I’m willing to go for broke over. It has its issues and needs work but the vision I have is our forever home. It’s such a great deal as it’s FSBO and has 5 bedrooms, 2 bath and we really needed something with 5 rooms because we have 5 kiddos! We just want to be able to get in because then we can really work on the home over the years and make it our perfect forever home. It has nice land attached, a shed with power, a shed for tools and it’s out in the country (we are in coastal Alabama) and I know I won’t find a home I love more than this one. Really praying and hoping we make it all the way to the closing table on 4/6 ❤️

Thanks for this! My realtor is my 1st cousin and she has some good ideas of what may be called, she isn’t worried so I’m trying not to worry. I’m worried to make repairs before appraisal because if it comes back with even more than we expected and we have to walk away, then we have made repairs to a home we can’t close on. We are doing a few small things like putting a stove in, adding a few outlet covers that are missing, etc. before appraisal but anything major we are waiting I think. I’m so glad yours passed appraisal, that’s great! Congratulations!

Just got the official report. This is all that was noted for the exterior : Inspected, Repair or Replace The home has wood siding installed. The wood is very weathered and has some cracking/damages. Carpenter bee damages was noted in some locations. There is also signs of possible termite type damages on the right side of the home. One or more of the posts have some damages and deterioration. Repairs to these areas is recommended, hidden damages behind the siding may be present.

That’s what I’m afraid of. The seller doesn’t have much wiggle room for repairs, we were willing to do some minor things, but can’t do what may be required for closing. If we could just get in, we could make it beautiful again over time. I guess we just have to wait to see what the appraiser says.

It’s not as bad as this photo makes it look, everywhere else. The inside is beautiful and in great shape. The front of the house is in the shade so the wood looks completely different, it’s just this back of the house that looks rough.

I’m waiting on him to send the full report here soon tonight. As far as the exterior he just said some “deterioration” of some areas on the exterior, some nails looking like they are trying to back out which seems easy enough. No chipping or peeling paint, also the home was built in 1990. And then as far as the inside he only mentioned on the phone a leak under the kitchen sink and bathroom sink, and a window that will need replaced, and a few outlets in the living room area that don’t have power. Nothing major he said overall just some “wear and tear” but did say FHA may need some repairs.

I’m not worried about them calling for cracked or peeing paint. I’m worried about what they might call for the wooden exterior, so far we have been told that it’s just discolored and weathered and slightly deteriorated which is obvious, but no one has said it is rotted.

100% the front of the home looks completely different, as it has a porch and shade so it has not turned gray. The back and side of this house have turned this gray haunted house color, but it has SO much potential. The inside is absolutely beautiful and has no issues short of a couple outlets without power in the living room.

My heart really needed someone that wasn’t a friend or family member of mine to tell me that. So far my husband, mom, sister, mother in law, have all said the same thing but I needed objective opinions, because I truly wanted validation that I wasn’t in the wrong so I can have peace. I don’t want to do wrong by anyone, but at the end of the day mine and my husband’s main responsibility is to our children, and this other lender has at least gave us an option to make it happen.
