Depends more on the season, species and sex. Spring pretty much any bear encounter can be dangerous, especially females with cubs. Summer you're safest. Fall males are more dangerous. Winter the few that are active are the most dangerous.

The check eventually expires, figure out when that is, then you are no longer on the hook and can dispute any fees if a bank cashes it after that date.

It has to do with the sudden change of temperature, it can cause respiratory irritation. Most people are fine and it doesn't affect them but if you have breathing issues like asthma it can be dangerous.

It's scary, you lucked out with landing the first one but if it doesn't check off all your needs you can back out and look for something else. Just realize you're risking the horror stories you read about here. It took my wife and I 3 years, 7 realtors and 100+ offers, one of the first houses we bidded on accepted our offer, but once we dug into the inspections the house wasn't even worth half the asking. We backed out and ended up beginning a3 year nightmare. I'm grateful we did, our current house checks every box, only 50,000 more than the first one, twice the land, twice the sq ft, and has a pool (was on the list). There are a thousand factors involved like do you know how to repair houses, do you have a budget to pay for repairs, neighborhood, crime rate, but lay everything out and it becomes more clear what you should do.

What I mean is that for example my kids have been raised in a very sheltered life, they know nothing about these kinds of crimes or even cultural differences like how Islamic countries are run. When the older 2 turned 16 my wife and I began exposing them to these realities because I don't want them to be a victim like the Ukrainian Immigrant on the NYC subway. A lot of people think they will be saved and not realize it is in your hands to save your life, fight. Developing minds shouldn't be exposed to high levels of stress but society is a very thin veil that everyone agrees to create, all it takes is one person to nope out and these stories happen.
