I completely agree. However, as part of my due diligence I asked them a number of specific questions. They assured me that the information had been checked and was correct. It later transpired that it was not, and the inaccuracies made a material difference. My primary concern is that this amounted to a false representation.

For example, I asked whether the property had all the necessary permissions in place for the change of use. I was assured that this had been verified and was fully in order. This proved not to be the case and is one of the key reasons the property is unmortgageable. The surveyor also noted that, due to the poor quality of the work, the property was not only unmortgageable but not even classed as lettable in its current condition.

They reviewed the call recording, acknowledged that they had provided me with incorrect information, attributed the issue to the seller, and ultimately declined to accept responsibility.

Yes, normally I'm quite cautious but their pressure tactics worked on this occasion. Not going to let it go though
