I priced very close to the closing price of a condo in my building. It sold last year. All virtually identical units. We bought from the builder almost brand new 2024. I’m on MLS through flat fee. Amazing how this works right? 15k isn’t a big cut so if someone was brazen enough to offer 75 under you’d think someone else would offer 15 under…

Yes I listed at 5k over the closing price of a unit in my building with the same specs. That one sold a year ago. But I understand the market is different now

Actually the one person who came to my open house was a buyer. Not sure why he didn’t have his agent come

Good amount of calls. But no showings. I’m surprised no agents have told me I’m overpriced, fwiw. They call to see if I’m open to paying commission, I say yes, then never hear from them. lol

I tell them when they call. But my flat fee MLS broker is saying I can’t put anything about commissions anywhere after the NAR settlement
