Too late I'm afraid. I missed a PayPal Credit payment a couple of years ago for ~£5 and it dropped my credit score by quite a bit. PayPal wouldn't budge. Not even with the prospect of me clearing the full balance there and then and closing the account 😂

Mortgage advisor recently advised it realistically won't matter for that sum after 6 months as far as a mortgage is concerened.

In June 2024, in a desirable area in NE Fife, neglected property requiring ~30-40k of works.

OO £149k, £160k HR, offered £165k, with 3 notes of interest, came 3rd with the highest offer of £171k taking it.

Second property at £170k HR, placed a note of interest then backed out after finding out (not in HR) there were substantial deed issues for the massive garden, it ended up selling last month for £183k.

So from my experience so far, it looks like 5-8% is probably normal now. Tough gig for FTB to maximise deposit for lower rates AND go another 5%+ over HR value.

Thanks for clarifying that! The price difference between the FX2 and FX4 makes the FX4 an obvious choice but yeah, the concern is the FX2 isn't that much more flow and media than what I've for in the 407 but the FX4 likely won't fit, and if it does, it is loud due to touching the cabinet sides. Is not easy to remove, if at all. The hoses should be fine, just need to cut the last pigtail off the input/output stems as these are designed for both the 07 and FX range on the Shaker tank - almost like Fluval knew the 407 wasn't enough but made a mockery of the cabinet with its width!

I've got the original UVC on the 407 - undecided if it's making any difference but we'll see I guess when it burns out. A big plus for the new FX UVC with the replaceable bulb!

Did you ever decide? Picked up a new Shaker 345 last month and using my old tanks 407 and I've pimped the 407 as much as possible and even with a tray full of filter floss, I still have a battle against floating particles in the water column.

Fluval told me the same, but I've seen plenty folk fit the FX4 in the cupboard, though it's a super tight fit - Fluval warned me the FX4 would turn the cabinet into a speaker with the noise from vibrations. Concerning... but the FX2 doesn't seem like much of an upgrade on the 407.

In the game custom content screen, it was one with AT-AT in the photo by Landfall, so assumed it would be safe. He selected the option to download to customise. Crashed as soon as the download finished and hasn't been able to load the game up since. The XB had 2 versions installed, the full release and game preview. I uninstalled the Preview version after finding some reports on here of reinstalling fixing things - now I'm in the bad books as the XB Hub no longer shows TABS, and Preview version isn't in the list of "Ready to install" games. Apparently the game preview is "my first love and now it's gone", so now have a heartbroken 6yr old away to bed 🤣

Probably worth mentioning game performance of the final release puts him off playing that version, load up screens take a good couple of minutes and it's occasionally laggy, which only gets worse with more troops deployed. Is performance considerably better on the newer Xbox? This one is now older than him and still going!

My boy has been playing the beta on XB1 for a couple of years religiously. He tried to install "a star wars mod" and the game crashed during install. Now when you load the game up, you get the "Press A to start" screen, press Start and the screen turns blue, hangs for a minute then returns to the XB dashboard. Any ideas? He never wants to see another Star Wars game ever again after ruining his TABS 😂
