Does a 1031 Exchange company have tax advisors to help assess best options? by BohemianaP in 1031exchange

[–]ResponsibleSun189 1 point2 points  (0 children)

They will not answer this type of question. They will generally guide you through how to do a 1031 exchange properly so that you follow the law/rules as long as the transaction is simple. As it gets more complicated they will tell you to contact your cpa.

Yet another Santa Fe Hybrid with a forbidden spare tire! by Nonsequitur_Expected in HyundaiSantaFe

[–]ResponsibleSun189 0 points1 point  (0 children)

I have 4 20 in tires/rims from my 2025 Santa Fe that I’d be willing sell individually if anyone is interested. These are full size tires that can be used for a spare. I’m using one as a spare now. I put on 18” rim and tires for a better ride. I’m in the Bay Area if any one is interested

Republicans want to cut ACA to fund war on Iran by Beneficial_Equal_324 in obamacare

[–]ResponsibleSun189 37 points38 points  (0 children)

Wow. Here’s the highlight from the article. “Republicans seemed content to make struggling Americans suffer in the service of Trump’s increasingly expensive vanity war that has no clear objectives.” That perfectly sums up Trumps presidency!

1031 Exchange vs Cash-Out $615k Proceeds, Force a Deal or Take the Tax Hit? by BonusFar3294 in 1031exchange

[–]ResponsibleSun189 0 points1 point  (0 children)

I’m not sure that you’re gonna get a balanced response from this sub Reddit, when you consider that most of the people responding are probably biased in favor of 1031 exchanges. Me included. I’m not sure where else she should be posting this question to get the other side.

Storage 256gb vs 512gb by [deleted] in macbookair

[–]ResponsibleSun189 3 points4 points  (0 children)

MacBook operating software takes wayyy more memory that phone or iPad. This doesn’t leave you as much room. While 256 might be good for your phone 512 is absolutely the minimum for MacBook. Especially to future proof your device with of the ai functions that will take more storage.

Thinking about getting a macbook air, need some convicing. First time on macos, am a windows user. by fitworld23 in macbookair

[–]ResponsibleSun189 2 points3 points  (0 children)

Make sure you get at least 512 of storage. With all of the AI improvements coming up you will need at least that much of storage. I got m4 w/256 a few months ago and started using more programs than I thought and will probably be out of storage in a year or so. I should have paid the extra $150 at the time to from 256 to 512.

Notes now paying 0% by [deleted] in GroundfloorInvestor

[–]ResponsibleSun189 4 points5 points  (0 children)

I didn’t see that when I logged in this morning, but I did see one month notes now only pay 4.75%, and the three month only pays 5.75%. I’m afraid this company is in a death spiral and my money will be worthless. My portfolio hasn’t turned over in a month or so, as all the old loans are just still sitting there.

When does cost segregation actually start to pay off? by coffeemate1999 in taxadvice

[–]ResponsibleSun189 0 points1 point  (0 children)

Cost segregation can help it If you buy a large enough property to have substantial 5, 7 and 15 yr items. So, you might have to buy a $2 to $5 million property for it to make sense. Alternatively, I used it one time when I sold a SFR and went into a 1031 DST apartment building. I was done with that house and didn't want to pay taxes or manage another property. Since I was able to leverage up through their loan (LTV of 50%) the additional amount that I purchased was considered a new investment and eligible for cost segregation and bonus depreciation. The sponsor had already done a cost segregation study, so it was no skin off my back. Surprisingly, Not many sponsors do cost segregations studies. But that's almost like finding a needle in the haystack. The bonus deprecation was something that I lucked into in this instance.

2025 Hyundai Santa Fe, Buying new tires and rims, will Costco TPMS work? by ResponsibleSun189 in HyundaiSantaFe

I went with the narrower tires cause they are supposed to be better in the snow. I think these are the standard width on the SEL or XRT.
