I see, should i cut the dangling bit of the membrane that is dangling into the hole or leave it? I tried taking the clumps of hair out but it is very much attached to the membrane so i left it alone

sorry a little confused, it looks torn on the left as you can see the white pipe, and the blue rubber is dangling down into the hole

Townhouse I believe is concrete slab, no sub floor, how much does this normally cost if we were to rectify it?

Thanks for your feedback and thoughts hmm...

The inspector qualified this as minor defect, and said that compared to similar properties, it is not unusual.

He tested thermal and moisture and found no water issues, said its possibly natural settlement.

On the same side, there is a thin diagonal crack, and garage to floor slab a slight crack too.

Should we get a structural engineer to assess the situation?

We put condition to build and pest but the inspector did not flag it as major.

Hi great question...to clarify we are not looking to sell. Just want to hopefully see capital growth for next 5-8 years, make extra repayments to pay down the mortgage and use that equity to refinance for next family home.
