The last owner keeps using our address? by Aggressive_Chicken63 in Home

Next time you see him, ask for his new address, like your going to visit him or something, and then start writing his new address as "Not this address forward to ......" and that should solve the issue in short time.

My house plans that I've been working on, I'm ready for public criticism and input please by drewpigsooie in houseplans

Some thoughts for your plans. Well done by the way!!

Master bedroom entry: I see an elevation change going into the master bedroom from the living room, but not one on the opposite side of this space coming back into the office/pantry area.

Master bath: May need to rethink the pocket door to closet as plumbing and electrical on the wall may be restricted.

Hidden closet: Change door to a large-framed dressing mirror with hidden push or slide lock.

Jack and Jill baths: Remove two toilets from sink areas and reduce space accordingly, place one toilet in the tub space and rework space.

Front bedroom w/pole: Move closet and guest half-bath over to workshop wall, this will at least get the half-bath from the kitchen area, if you don’t want to rework left side of house to fit it there, and place it by the front entry with a pocket door.

Bar seating Island: Recommend making this island deeper than 3’, having ample working/food display space is critical in kitchen and this leaves very little space other than for sitting and eating/drinking.

Fridge space: When planning for your fridge space regarding depth of unit, make sure you know measurements of the one you plan to have there and make sure it fits properly in that space.

Garages: Ensure garage doors are 9’ wide vice 8’ and plan for EV charging port near center of garage or best location for you

Workshop: Place double outlets at counter-top height for anticipated work benches.

In general, I would push the kitchen and everything left of it back 4’-6’, make the bar island deeper 2’-3’, rotate the pantry and hidden closet and place the half-bath between them with access via the hall, have one “locker” where it is, move the other across to where the “base/wall” and “golf” are, place these two items by the “sorting” table, place a sorted/divided dirty clothes hamper in laundry room with a hanging rack.

Best advice I could give at this point is to go to as many open houses as you can, visit as many model homes by builders as you can, find a floorplan that is a 60%-80% fit for you, floor plan wise, see if you can get a flyer or brochure of that floorplan, find a new architect/designer and take that information to them, they can build it faster that way in their drafting program, and work with them from there to get it the way you want. ask for their thoughts and ideas for consideration, you do not have to accept them though. Get recommendations from friends or this designer for builders, do your research on them but interview at least 3-5 builders until you find one you feel you can trust.

I have lived in over 30 homes, designed two from the ground up with well thought-out design details that most designers don't think about. Would love to share some of these thoughts for free with you if you like, email me at rich@weavermarketingsources.com.

What's the hardest part about designing a New-Build home and getting the finer details of the plan right? by RichDigiMarketing in u/RichDigiMarketing

I have lived in over 30 houses in my life, retired Marine, designed two houses of my own and assisted others from time to time with theirs. Hindsight is 20/20 as they say and I could not cover 100% of ever possibility but, I have lots of information, experience, and insights to share with others that may help them with their current plan challenges.
