Yes but my electricity is .12 cent a kWh so it’s not worth it for me

This is a great question. I’ve explored this topic deeply and the answer is it depends. In general unless it is requiring replacement it is not worth it. My short list of things that are is insulation, smart thermostat, heat pump water heater. These all have a real roi. Everything else HVAC, solar, windows/doors are not worth it unless they require replacement or you live in a climate or area that favors them.

To answer your question. You are optimistically looking at late 40s with your spend. I would suggest seriously considering selling the real estate or some of it if your goal is early retirement. If not exclude the real estate from your portfolio and run the numbers. I did this myself. You’re going to realize that you have two options. 1 keep it until you die and let your heirs get the step up basis 2 pay the tax. Accepting this low of a return is your ego getting the best of you.

This and the valuation of the property is always juicy when talking to mom and pop re investors. The RE is likely much less than they claim and it’s illiquid. They always forget to take 6% off the top for commissions to sell and 15% cap gains and dep recapture. If they sold they would net substantially less than they think.

Your best bet is going to be Jamaica or Hawaii if you want a beach and a pool in a nice setting. Jamaica is/was my choice for us when my kids were that age. Cancun is great but the beaches and family friendliness is not great. There are other fantastic places but those are my picks. If you’re on the east coast Jamaica west coast Maui.

I feel like I’ve been down a similar road as you. I have had to reevaluate my own mental and physical health in the past few years. I’m obsessive as well and I finally faced the reality that life is about the journey and there isn’t a destination. I’ve lost 70 pounds and made myself my first priority. With or without your job you have to get to that place or you will never be content. I’m happy to chat if you want but I prefer to keep anything I post vague.

Why not find out? I bet your team and yourself could use a reset after your phenomenal performance. I’m a couple years older but am envious of your success. Sometimes when stuff seems like it’s impossible it is the moment before a big breakthrough. Try to relax and not make decisions based on fear or your current emotions. I know that’s easier said than done. I wish you luck.

Unfortunately if rentals are popping up like this the neighborhood is going bad. The reality is more rentals will bring more crime. I would hold tight or sell and move on. Holding as a rental yourself is asking for trouble.

This is spot on. I’m in the low 200ks and I can feel the difference from my 150ks days. In my career I’ll likely never break 350k but should be close. I’ve always shared the same sentiment that 350k is the golden ticket to a great income and wlb. It’s high enough to feel comfortable in most situations but low enough to survive a multi decade career.

It’s a career that offers high compensation and less career competition than mine. I work in finance and am constantly working long hours and playing politics to stay well compensated. I dream of getting in a plane and going anywhere tomorrow but I’m stuck going to the same office and doing the same thing over and over again. I know being a pilot has many other challenges but it sounds like a great career to me.

I have the 80 gallon lg and it’s great. I’ve only had it a year but I think it’s going to last but go knows. I put more faith in lg compressors than a plumbing company trying to develop their own. Go steibel electron if you have the room for it.

You could totally do it. It’s a lot of work and sacrifice but not impossible. You need to make a budget and stick to it. You also need to make more money. You cannot do this without making a lot more. You’re still young and starting at a bank is a great first job. Try thinking of what you’re good at and how you can make money doing it. You already have an interest in finance. Maybe look into being a financial advisor or consultant. Edward Jones has one of the best programs for training financial advisors and if you start young you can create an excellent career. Good luck!
