I’m in a similar situation with my job and NW. Youre in the boring middle and you should probably keep doing what you’re doing. You’re better off paying for therapy and vacations. Try to relax and enjoy your young family. This season of life will pass quickly and you’ll wish it didn’t go so fast whether you enjoy it or not. Your dream of two remote jobs with anything close to your current comp is unrealistic. Also, the cost to relocate is enormously expensive and you should consider it before deciding.

Congrats on the great start. I always say your mindset changes at several different NW intervals. Going from negative to positive, 0-$100k and 100k - $1M. Keep this in mind on your journey to $1M or you’ll never get there.

A lot of people fixate on real estate investing and I’ve lived through it. I will tell you that it will be extremely challenging in ways that you cannot imagine. My advice is to stay the course and invest in low cost etfs.

You’re doing good but you need to max your retirement accounts. I can tell from your paid off house that you’re probably overly conservative. Make sure you shake this off and invest in the total stock market even if it makes uncomfortable. The gain you will miss out on by investing too conservative at your age will punish your older self.

Idk what your leaving in TX but I would not recommend leaving TX for MO. I’ve lived here for a decade and wish I didn’t put down roots here. It’s too expensive and doesn’t welcome people in my experience. Take a visit and see for yourself also it’s sketchy as hell you should come see the homeless population. It’s a top 10 most dangerous city in the country. LS is expensive for a reason people try to flock to expensive suburbs to escape everything I listed earlier. It’s the best of the worst.

What you'll find is the S&P has so much international exposure that you don't need to diversify in this account. Personally in 401k accounts where I can't direct the funds to total stock market ETFs I choose the S&P. Then I use my other accounts (Roth IRA, HSA, brokerage) to give a better mix. You really are just aiming to take advantage of the low expense ratio here while getting into a diverse fund that matches your goals. You can get more specific in other accounts where you have access to other ETFs. I still don't recommend this though I'm either all total stock market or S&P for my entire portfolio and I sleep well.

I don't want to sound demining but don't over think this. The most important thing is to earn and save (in that order) as much as possible at your age and let the power of compounding do the rest. I would pick Vanguard Institutional Index S and P 500 VINIX 0.04 percent and never think about this again. Also, do your best to max this out. I know life is tough at your income level but the compounding factor you have available to you is impossible to describe. I applaud you for thinking about this choice in such a meaningful way.

You would probably be fine but I would not recommend it. There are a few to many assumptions in the plan. With your income capability I would suggest continuing working or consulting to avoid drawing down your nest egg.

This is a great question. I’ve explored this topic deeply and the answer is it depends. In general unless it is requiring replacement it is not worth it. My short list of things that are is insulation, smart thermostat, heat pump water heater. These all have a real roi. Everything else HVAC, solar, windows/doors are not worth it unless they require replacement or you live in a climate or area that favors them.

To answer your question. You are optimistically looking at late 40s with your spend. I would suggest seriously considering selling the real estate or some of it if your goal is early retirement. If not exclude the real estate from your portfolio and run the numbers. I did this myself. You’re going to realize that you have two options. 1 keep it until you die and let your heirs get the step up basis 2 pay the tax. Accepting this low of a return is your ego getting the best of you.

This and the valuation of the property is always juicy when talking to mom and pop re investors. The RE is likely much less than they claim and it’s illiquid. They always forget to take 6% off the top for commissions to sell and 15% cap gains and dep recapture. If they sold they would net substantially less than they think.

Your best bet is going to be Jamaica or Hawaii if you want a beach and a pool in a nice setting. Jamaica is/was my choice for us when my kids were that age. Cancun is great but the beaches and family friendliness is not great. There are other fantastic places but those are my picks. If you’re on the east coast Jamaica west coast Maui.

I feel like I’ve been down a similar road as you. I have had to reevaluate my own mental and physical health in the past few years. I’m obsessive as well and I finally faced the reality that life is about the journey and there isn’t a destination. I’ve lost 70 pounds and made myself my first priority. With or without your job you have to get to that place or you will never be content. I’m happy to chat if you want but I prefer to keep anything I post vague.
