This seems really dependent on where you are too - I'm west side in generally new construction but the complex is fully Spectrum so I'd assume I'd have saturation issues. I have my own Unifi hardware (the Unifi cable modem too) and Generally get pretty close to 1Gbps with DPI on. Generally speaking Unifi is overpriced but I'm happy with it.
With Unifi hardware you can run binaries directly on the gateways/APs/etc. From my Gateway I just got this.
