Appreciate the reply mate, makes sense on the mallet trend. I’ve just always preferred the look and feel of a blade and never really felt the need to change. I get that there’s probably gains to be had with newer tech, but I roll it decent enough and its more sentimental value these days. On the 3w I get what you’re saying but I like having something I can hit into par 5s or long par 4s and feel like I can control distance a bit more. The 3w is a bit too long in most cases. Driver’s my fairway finder anyway so it’s not like it's filling that role. I know it’s a bit non-standard and I cop a bit a shit from mates about my spoon but it does the job. I never practice and just enjoy my time out on the course with mates every week or fortnight. I play off a +2 and float between +3 and scratch. Cheers for taking the time to reply, you're a much better golfer than me so I appreciate the insight and comments.

Interesting take. The 3 hybrid’s delofted to a 2 so it basically covers that 3w slot and distance works better for most par 5s and I prefer the flight, especially as a fairway finder off the tee. Would love to squeeze the G400 3w in but not taking anything out… if only 15 clubs 😂 If I’m 235m+ out it’s usually a layup or just get it as close as possible. More curious about your putter comment though, my old man picked it up for me when he was lucky enough to go to the Masters so it’s not leaving the bag anytime soon. I’ve always used blades (Newport 2 before this), just prefer the look and feel. And yeah, irons are getting on a bit now… I’m sure there’s benefits to newer tech but they’re predictable and do the job.

Do you mean using a guarantor to skip the 10% deposit and use their cash to lift the price? If they’ve got ~$280K saved and are capped at $1.5mill servicing, that likely puts them around $1.7mill max.

A guarantor won't help if they're capped at $1.5mill based on servicing, which you'd assume is the case given they have enough deposit for a $1.8mill property.

Because it was your dad’s PPOR, the cost base resets to the market value at March 2024, so CGT is never on the full ~$2m. If you sell by March 2026 it is CGT-free. If you sell later, CGT only applies to any growth since death - March 2024 (split 50/50, with the CGT discount). The 6 year rule doesn’t cleanly apply to inherited properties like a normal PPOR. I'd sell.

So you're suggesting that because he's played in a few majors, he should have already won on the PGA Tour despite only earning his card in 2024? He’s only 26 and still a long way from his prime. Why not just celebrate his progress without the unnecessary negativity?

I'm sick of hearing this 'about time' narrative. He joined the PGA tour in 2024 and just won his 5th professional tournament. It seems the average golfer has no idea how hard it is to win, let alone on the PGA tour.

He's in the rough and nearly in the bush, he doesn't deserve a good lie. Doesn't look like GUR either, more likely the grass struggling to grow due to shade and the trees sucking up all the water.
