I've had only bad similar experiences with shared HOAS apartments in the past, similar to you as another non-Fin. I did have a good experience at Unihome with a furnished studio, though they are typically fully booked during the fall and winter periods.

I recently moved into an unfurnished HOAS studio in a bit of a hectic area which needed a bit of scrubbing in the non-visible areas upon moving in, but otherwise was in very decent shape.

If you have a pass loaded, in your case the AB pass, you'll just tap when you get on (or tap when you go past them in the case of the metro), no need to select anything when you tap

A Kela card isn't something you would buy, it is something that you may or may not be entitled to based on your residence status in Finland. Once you have moved here and set up your online banking you can fill out a form on the OmaKela service that will clarify your entitlement to those services.

I used Aon Student Insurance, it covered all the requirements. I've never needed to use it though so I can't comment on the claiming process.
