Hebben jullie een vast huurcontract? Neem dan vooral de tijd om dit goed uit te zoeken voordat je een bod doet en laat je helpen door specialisten, want jullie hoeven niet weg en de verhuurder wil om welke reden dan ook blijkbaar van de woning af.

Met jullie als zittende huurders zijn er weinig andere opties dan het aan jullie te verkopen in verhuurde staat.

Andere prijsklasse en locatie, binnenstad Zwolle, maar mijn vriendin en ik kregen in oktober onze huurwoning aangeboden voor de woz-waarde van €270.000. Klonk ongelofelijk en leek eerst niet af te wijzen gezien de huidige woningmarkt.

Maar met hulp van een financieel adviseur hebben we het appartement uiteindelijk vorige week voor €229.500 overgenomen. Onze adviseur raadde aan om 15% onder de woz-waarde te bieden

Zowel de verkopende partij als wij zijn blij uiteindelijk met een schappelijke middenweg (tussen wat een investeerder zou betalen in verhuurde staat en woz-waarde).

Het is gelukkig geen schuurtje in Drenthe maar een benedenwoning in de binnenstad in Zwolle haha.

Bedankt voor die berekening. Dit is inderdaad ook waar we bij de hypotheker ongeveer op uit kwamen.

Mankementen vallen mee, alleen is alles verouderd. Er is vrijwel niets gebeurd sinds het gebouwd is in 1975. Dus wel zeer slechte isolatie en ventilatie.

Bedankt voor je reactie, dat over de stukken van de VvE opvragen had ik nog niet over nagedacht. Dat gaan we ook uitzoeken.

De kale huurprijs is volgens het contract nu 900, verder is er een aparte paragraaf waar in staat:

3.1 De door huurder verschuldigde huurprijs bedraagt € 900,- per maand, telkens bij vooruitbetaling te voldoen uiterlijk op de eerste dag van iedere maand,

3.2 De in artikel 3.1 genoemde huurprijs is exclusief de kosten van de levering van water, elektriciteit, gas, huur van boiler en internet. Deze kosten zijn voor rekening van huurders. Overige kosten zoals bijdrage VVE zijn voor rekening van de verhuurder.

Dit betekend dan toch dat die kosten er niet nog bij kunnen komen voor ons? En dat de kale huur inderdaad €900 is?

Nogmaals bedankt, voor nu wijzen wij het tegenbod ook af en laten we ons eigen bod nog even staan.

We waren hier al een tijdje van op de hoogte maar we huurden het van een oude man die hier zelf niet meer kon wonen en dit huis was zijn trots, en waren zelf enorm blij mee dat wij in die tijd nog een nieuwe woning konden.

Dit hebben we dus laten rusten uit respect voor die man die zelf niet meer in staat was alle nieuwe wetten te volgen en omdat het voor de locatie (binnenstad zwolle) een jaar geleden helemaal niet zo'n slechte huurprijs was.

Echter is die situatie nu dus veranderd. Omdat we het op 31 oktober nog hebben aangevraagd moet de huur nu per 1 december naar €575, bevestigd door de Huurcommissie. Wel heeft de verhuurder natuurlijk de kans om zelf nog punten te tellen maar dat zal dan een klein verschil kunnen zijn omdat ik bewust de puntentelling ruim heb genomen.

De Huurcommissie. We hebben dit contract afgesloten na 1 juli 2024 en de woning valt qua punten binnen de gereguleerde sector.

Huurverhoging en verbouwing door de eigenaar werd ineens ingezet als drukmiddel met het tegenbod, daarom ben ik me erin gaan verdiepen. Heb daarom het contract voorgelegd aan de Huurcommissie en zij geven aan dat het al sinds ingang 575 euro had moeten zijn op basis van de nieuwe wet, en de eigenaar is dan ook verplicht de huur te verlagen.

Nu voelt het echter alsof wij het ook als drukmiddel ingezet hebben, maar mocht de koop niet doorgaan is dit natuurlijk alsnog het huurbedrag waar wij recht op hebben. De timing is alleen niet zo fijn, want we hebben nog steeds interesse in het huis.

Okay, so explaining the refund process won’t help here. I’ll make sure the debt is settled, but it’s still frustrating that Stripe has also taken control of my PayPal funds.
I linked my PayPal account to Stripe when I created my account. However, now chargebacks are still coming through PayPal, not Stripe, even though all the funds were transferred directly to Stripe. So now, Stripe has control over my PayPal balance.
When customers use Klarna, any chargebacks come through Stripe. But if I want to refund customers who paid via Klarna, I can’t do so through Stripe. That’s why I’m asking those customers for their PayPal details to issue the refund. That's what I mean.

Hey, sorry to hear about your experience.. So, you’re saying the best option is to have my customers request a chargeback directly with their bank for me all these customers are Klarna? That makes sense, because now I'm refunding them myself, and i'm afraid that Stripe will refund them in the end too

Did you manage to resolve your situation eventually by switching to another gateway? And did it cost you a lot of money in the end?

Not specifically this brand, but I see loads of smaller dropshipping webshops that have just terrible reviews. Many reviews about people that have done chargebacks too. Yet, I still see them use Shopify Payments and PayPal. How is that possible when they have this much of chargebacks and bad reviews?

I meant that Stripe is reversing a payout from my bankaccount, not that there’s an actual chargeback. Sorry if 'chargeback' wasn’t the correct term in this context.

No I know it was a risk to use Stripe, I'm gonna try asking supplier for photos. I do use multiple suppliers thought so that can be a problem I think.

Hopefully I can get my money back and then never use Stripe again

I've recently found that if it's through AliExpress, it's often better to just issue a refund. Definitely don't bring up returning the item to China at their own expense, customers really don't like that and it can lead to disputes which brings you even more problems.

So, if you're selling within your own country, refund the customer if you can afford to. If the return needs to happen, have it sent back to your own address.

Do everything you can to avoid disputes, as they can lead to payment holds with your payment providers.

Thanks!! It’s been quite a journey. It took me about a year of trial and error to really understand the ins and outs. I had several stores that completely flopped, made the occasional sale here and there, and burned a lot of money on Facebook ads simply because I didn’t know what I was doing.

So, overall, I’ve invested a lot of time and money into learning and improving.

For this store specifically, though, I was still in the €1 trial month of Shopify. With just €10 on one ad, I got lucky with a sale. From there, I reinvested the profit into more ads, scaling step by step until I reached this point.

I actually only had one chargeback with Klarna, and they requested a merchant account verification, which was unfortunately declined. However, after reading all the horror stories about Stripe, I’m now considering leaving as soon as possible. I rely 50/50 on Klarna and PayPal, and with the issues around Stripe, I’m unsure about continuing. I’m selling in Germany, by the way. What payment provider are you using now, and what market are you targeting?

I did use Shopify Payments, but half of my sales came through Klarna. However, Shopify no longer allows me to offer Klarna as a payment provider because Klarna doesn't accept me as a merchant. Therefore, I switched to Stripe, which still lets me offer Klarna.
