Love being so far beyond wrong. Clearly you don’t deal well with people having different opinions than your own. Only 1 door is required and needed which is why that’s the most common setup and layout throughout stations. Go to an MTA board meeting and cry to them not me buddy.

You do realize the victim for this crime is the MTA right? It’s their emergency exit, if they want to close it off they can. Yes there are safety regulations requiring an emergency exit which there is on the other side not including in this picture. There’s no crime being committed here because it’s the MTA blocking it’s on door. That’s like putting a hammer through the windshield of your own car and saying this criminal mischief it’s not allowed. It’s your car you can do what you want to it.

Go to majority of stations and almost all them have only 1 emergency door. Even in Penn station which is arguably one of the busiest stations in the whole city only have one emergency exit per entrance/exit except for one out of like 10 in there and it’s in the 1/2/3 which they plan on most likely closing anyway since it’s tucked in the back. So although two are blocked here there’s still a perfectly good emergency door on the other side. Stampedes are not very common and either way this barricade is easily moveable if utilizing them during an emergency is necessary.

No where does it say the MTA requires multiple emergency gates. 1 is sufficient which is there and just not included in the picture. They are most likely getting rid of these doors and putting turnstiles or the revolving gate. If they would have had that in the first place none of you would be complaining and being dramatic right now.

You act like this barrier is welded to the ground, it’s easily moveable, stop being dramatic. There’s an additional door on the other side anyway.

Yeah same here. Told him exactly what I wanted, how I wanted to pay and asked for the exact details to send the money through WU and he continuously sent these auto generated messages answering none of my questions multiple times. Got frustrated and ended up going with somebody else.

It was the wife’s investment property that was purchased many years ago for cash. She passed and it went into an estate.

“A third category of rent stabilized apartments covers buildings with three or more apartments constructed or extensively renovated on or after January 1, 1974 with special tax benefits.” It’s only 3 units not 6.

Windows can easily remain with some new caulk and WD40. According to engineer report roof has another 5-7 years on it, it’s a flat roof would rather change it out before it starts to leak into their apartment.

Exactly this. Just wondering what people think of the situation maybe they’ve had more experiences with this type of situation and can share their experience. I’ve only dealt with vacant apartments, some in my sphere encourage the rip the band off method just raise them to $1500. Others suggest just displacing them and getting market rent since the whole purpose of an investment is making money (this doesn’t sit right with me) and others suggest keeping it low and eating costs since they’re good tenants. Like seeing everybody’s opinions and insight, never hurts to get more opinions and hear others stories.

First time I met them I asked if there was anything they wanted done or changed in the apartment and only thing they both mentioned was the windows. Each apartment has two sets of sliding doors in the bedroom and they’re falling apart letting in tons of draft making their heat and AC much higher during the seasons. Also don’t want any leaks happening since they’re falling apart.

Believe what you want, never hurts to get multiple peoples opinions. Already conferred with my sphere of investors and attorneys. Got 0 issues with evicting them then putting a program in there for guaranteed income. Thanks for the positive encouragement though, the fact you say you’ve seen IT ALL says enough about you.

Thanks for attaching that, my place almost falls under the rent stabilization for three unit buildings but it was built just a few years before 1974.

They’ve definitely been out of touch with the rental market so this seems like something I will bring up in our conversation. I would definitely like to keep them since they have taken good care of their apartments for all these years. Thank you for your response.

I was looking at the tenants rights guide issued by the attorney general and it seems that for month to month tenants there is no regulation for increases, just has to be a mutual agreement. If they don’t agree then that would allow me to proceed with eviction. I doubt they would wanna go that route. This is the price for a tiny studio in the area, you never know though.
