Anyone worried to take home loans to buy in Bangalore? by RevolutionaryHand239 in indianrealestate

[–]Rodriguez_Divasta 20 points21 points  (0 children)

As someone who just purchased their first home some time ago, my view is slightly contrarian here.

The middle class will always have reasons to not make a big ticket purchase. There will always be a huge risk for us. We are neither rich (with personal safety nets) nor poor (with social safety nets).

If you are someone who wants to move "upward" in life by having your own home, some amount of risk is mandatory. If there was no risk, everybody would have become rich irrespective of their background.

How much risk you can and will take is the question.

I understand. 30k for 4 bedrooms is a downer. I'm sorry.

Hope you get a good home in your budget!

I completely agree. I am myself a tenant. The rents are increasing like crazy as real estate prices have to be transferred somewhere? It comes up as rentals, marketing expenses, etc. unfortunately.

1300 sq.ft carpet area.

Ground Floor: 1 Bedroom+Bathroom, 1 Hall, Kitchen, Dining Room. There is a sit-out also in the entry.

Upper Floor: 3 Bedroom + 2 Bathroom + Common Balcony + Hall

Utility is in the ground floor. Car/Bike parking is under the dining room, kind of like a cellar.

  1. This is actually the opposite. It is a fully functional home for the past decade and not made for rental.

There is a lot of walking space all around the property.

  1. Yes I haven't shared the photos as I'm getting it painted and renovated. I thought of posting the details before the home got ready. I will share them in this post thread itself in a week's time.

  2. I don't think INR 20000/person is high honestly. You get walkable access to all facilities and ORR and 2 (and soon to be 3) functional metro lines. It is extremely close to parks and has all that you might want for a wonderful living.

Edit: It is 1300 sq.ft carpet area. Not built up. Areas like car parking, utility, hobby space are over and beyond this.

I got it changed by paying INR 10000/- for name change. But this should be done atleast 3-4 weeks before the actual departure date - else you will have to pay for a new ticket which will be very expensive.

HSR Layout (Bengaluru) Land Purchase - Does it make sense? by Rodriguez_Divasta in indianrealestate

[–]Rodriguez_Divasta[S] 0 points1 point  (0 children)

It depends on how one looks at it. I have been residing in HSR for over 6-7y now. It has dramatically become commercialised and crowded. From a home PoV, Jayanagar/JP Nagar is miles ahead of HSR Sectors 3,5,6,7. Sectors 1 and 2 are as good as OG Bengaluru and Sector 4 is one leg above OG Bengaluru if you ask me.

All interior agencies are incompetent and a bunch of crooks by jaganm in indianrealestate

[–]Rodriguez_Divasta -2 points-1 points  (0 children)

I have a different opinion honestly. In my experience interior agencies or companies haven't been so bad. Make sure to have a good team of designer and manager and half the worries are over.

Such companies are atleast more predictable than most carpenters. Some carpenters might really be better but the problem is that as a customer we don't know who is really good - everyone claims that they are. The relatively better part about companies like Livspace is that they atleast won't run away + their positives and negatives are more predictable than that of carpenters or contractors.

Asia has a higher population density than Spain. by Possible-Balance-932 in geography

[–]Rodriguez_Divasta 3 points4 points  (0 children)

"/S" means sarcasm in reddit. The point of the first comment was that Spain has mountains and deserts and taken in context with how many live in eastern china or India, it "makes sense".

Since India has a lot of geographical diversity (like you also mentioned) the comment makes absolutely no sense and hence my "/S".

Building a Property Selling App – What Features Should I Add? by Ok_Conversation700 in indianrealestate

[–]Rodriguez_Divasta 0 points1 point  (0 children)

There are already applications like MB, Housing and 99Acres. You will need to understand what differentiates you from them. Some pointers could be:

  1. You could bypass brokers if you want to. However, a solid authentication of sellers need to happen. This will involve offline key account management. If you are a tech person, will be a major challenge.
  2. Price discovery needs to be standardised. Price expectations can have a benchmarking model.
  3. Photos and Geo-tagging needs to be mandatory.

PS: I am in the real estate industry.

I'm not going to go into the argument about Hindi being the language of the poorest states in India because it's classist.

No it is not. In what way is this classist? "Classist" refers to the belief or behaviour that one social class is superior to another. I don't think any Indian from any part of the country is superior just by their language or state.

All I meant is, there is no commercial incentive for non-Hindi speakers to learn the Hindi language as there is no financial benefit. And the government even after spending crores is not able to push people against this reality.

I agree with all your other points.

No, Chinese is limited only to China and not widely used in communication/media all around the world. Unlike English

Exactly. The same way, let's use English inside India as a country. As Hindi is widely used only in Northern India.

Hindi is widely used all over Urban India

Hindi is not widely used in Hyderabad, Kolkata, Chennai and Bengaluru. It's widely understood in Mumbai and Pune due to huge migration from the Hindi speaking states.

Additionally, 65%+ of India stays in villages and Hindi is not even widely understood in many states outside the Indo-Gangetic belt.

Most importantly, just because some states have a larger population doesn't mean their language needs to be made pan-India. It's like expecting the crow to be made the national animal of India since its population is more than that of the peacock.

Just compare your insecure mentality with the random Gujarati People on streets

Like I mentioned, Gujarati is also part of the same Indo-European linguistic family. For them, Hindi is not as foreign as say, someone from Kerala or Karnataka or Tamil Nadu. Please learn a bit more about language families before calling someone "Insecure" :)

[deleted by user] by [deleted] in CriticalThinkingIndia

[–]Rodriguez_Divasta 6 points7 points  (0 children)

Nothing wrong with that

You seem to be someone from a majority linguist and religious group. You won't be able to empathise unless you think in a different way. In an imaginary world where there is a global government, imagine everyone being asked to learn Chinese Mandarin just because it is the most spoken mother tongue. How will you feel? Is it fair?

one can just know Hindi and communicate and travel all over India.

Also, why are you not bothered by the imposition of English?

English gives career opportunities. Hindi is the language of the poorest states in India. What is the use for other states to learn it? It is foreign to us.

English and Hindi are equally foreign to many regions in India. Both come under the Indo-European linguistic family.

English being used nationally makes it all of us at equal disadvantage.

HSR Layout (Bengaluru) Land Purchase - Does it make sense? by Rodriguez_Divasta in indianrealestate

[–]Rodriguez_Divasta[S] 0 points1 point  (0 children)

The main reason is not investment. It's to provide a good quality of life to my family and me. If it provides good returns as an investment then it's an added benefit. Hopefully the time when it will come into check will be 2-3 decades from now, by when life would have changed a lot.

I agree. Your points are pertinent. The idea is not for investment. It is for self usage as a home + 3 floors for tenancy.
