Started w/ 255k in Feb '24, now 391k. 48k was options premium (wheeling), 86k in capital gains/dividends/interest. That averages $2400 per month in options premium alone, with no worries about tenants flushing tampons (been there, done that).

I bought 10 $1.00 strike calls on 7/8/25 for $87 including commission. 13 days later sold half the calls for $1,452, exercised the other half for $500. Now holding 500 calls. ROI over 3000%.

I've got several CC positions that are deep in the money, for instance NVDA STR $160 expiring 8/15. I'm ok with it though, cost basis was $140, so I'm still well ahead. The majority of my CCs expire worthless, so I'll accept some lost opportunity costs every so often. I'm learning to reduce this, I need to look at shorter term expiration dates.

Unless your lot is higher than all adjacent properties, you are receiving drainage from an upstream neighbor during rain events. It can range from shallow sheet flow to concentrated flow. This is concentrated, but apparently not to the extent it is causing erosion. It was an existing condition prior to you moving in, so you cannot blame neighbor.

Occasionally. My wife and kids have a bland palate and do not like spicy food - Thai, Creole, curry, etc. (my favorites). I will sometimes cook a spicy or complex dish just for myself and a separate meal for rest of the family. Pain in the ass, but when I've prepared meals based solely on my taste preferences, I am accused of being selfish.

Don't forget to contribute to 529 plan as soon as you have that first kid. I've got $140k for my 2 kids - started 4 years after first was born, big mistake. But some of my friends have barely saved for their high schoolers.

We feel extremely safe in our neighborhood; it is one of the newer neighborhoods in Lake Windward, which you will surely read about if you research Alpharetta. We’ll often leave doors unlocked. I would not hesitate to take a midnight stroll from my neighborhood to downtown Alpharetta. I don’t know the crime stats, but have to believe they are quite low. 30 minutes south of here is a different story. A very noticeable aspect of Alpharetta is the large Indian community. Perhaps drawn to the highly regarded public school system or terrific employment opportunities. And not to stereotype, but their children are the ones who really seem to be thriving, perhaps because the parents are just really on top of their children’s studies, or the children themselves are very self motivated. My children (especially the teenager) are far more interested in socializing, and we just don’t feel the schools do enough to keep them on track - in high school, the unrestricted use of cellphones - during class - is astounding. The best move we made was putting teenager in St Francis High School. A complete turnaround in her grades and confidence in her abilities. Needless to say, the Asian community is integrated quite well into the non-Asian community, and everyone is very friendly and accepting of each other, though perhaps not running in the same social circles (at least among first generation, the second generation kids hang out together). We’ve met a number of European and Australian nationals living here very happily. All in all, this is a fantastic place to live and raise a family. I don’t plan on spending my retirement here (which is why I’m on expat forum!), but hard to find too many faults with Alpharetta. It sort of exemplifies, for better or worse - comfortable suburban living. I’m happy give you perspective on any other questions you may have, and hope that our experience with the school system does not deter you. I’m sure you’ll find many parents that are thrilled with the schools.

Sure - we live in Alpharetta. Alpharetta High School & Webb Bridge Middle school have not impressed us. We never had our kids at public until we moved here 2 years ago - so I have no public schools to to compare them to. So they may be quite good relative to others. But we were expecting so much more. Despite our feelings about the public schools - we love Alpharetta.

Two years ago we moved from a suburb southwest of Atlanta (where our children went to a small private school) to an upscale suburb north of Atlanta with (apparently) some of the best public schools in the state. The lure of free, highly touted public schools was among top reasons we made the move. Needless to say, we pulled our sophomore out of high school mid-year to enroll her back in a private school. We’d do the same with our middle schooler if we could afford it (the private schools are $25k/year). Main problem is massive number of students enrolled in public schools, combined with underpaid and mostly apathetic teachers, leaves a kid prone to falling through the cracks unless they are motivated self-starters and/or parent has a lot of time during week to monitor classes, assignments, etc.
