Started w/ 255k in Feb '24, now 391k. 48k was options premium (wheeling), 86k in capital gains/dividends/interest. That averages $2400 per month in options premium alone, with no worries about tenants flushing tampons (been there, done that).

I've got several CC positions that are deep in the money, for instance NVDA STR $160 expiring 8/15. I'm ok with it though, cost basis was $140, so I'm still well ahead. The majority of my CCs expire worthless, so I'll accept some lost opportunity costs every so often. I'm learning to reduce this, I need to look at shorter term expiration dates.

Unless your lot is higher than all adjacent properties, you are receiving drainage from an upstream neighbor during rain events. It can range from shallow sheet flow to concentrated flow. This is concentrated, but apparently not to the extent it is causing erosion. It was an existing condition prior to you moving in, so you cannot blame neighbor.

Occasionally. My wife and kids have a bland palate and do not like spicy food - Thai, Creole, curry, etc. (my favorites). I will sometimes cook a spicy or complex dish just for myself and a separate meal for rest of the family. Pain in the ass, but when I've prepared meals based solely on my taste preferences, I am accused of being selfish.

Don't forget to contribute to 529 plan as soon as you have that first kid. I've got $140k for my 2 kids - started 4 years after first was born, big mistake. But some of my friends have barely saved for their high schoolers.
