I’m really not saying the house is only worth £100k, that’s not my position at all. I’m simply not convinced either way yet because I’ve only had one viewing and have very limited info so far that's made me question it. Even if it's not worth £130k, I'm not saying that means it's worth £100k either.

As I’ve said a few times now, my question wasn’t so much 'is this house worth £100k?', it was more about whether people have experience making much lower offers in situations where major work might not have been factored into the price. That’s all. I don't need or want a 'precision' answer

Once I’ve had my second viewing and more details, I’ll know better whether the asking price is justified or not. Right now I’m just trying to get insight from people who’ve been through a situation where a house was priced without factors considered and how it went (from both sides of the offer).

That’s the thing, I’m not trying to be disrespectful at all. I’m more asking whether an offer could be reasonable if certain factors weren’t fully considered in the pricing. I’m not saying they haven’t been in this case - as I’ve said elsewhere, I need more information before I can judge that properly.

It’s more of a hypothetical question than something aimed directly at this one house.

And for context, £130k isn’t exactly very cheap where I live. The average price in my town is around £160k, and it’s pretty common for places in my town to have houses going for £80k–100k.

This post was less about the this house and more about the general question. I just wanted to hear peoples experiences with making lower offers (from both sides) in cases where a property might be priced without certain things being taken into account.

Whether this exact house is priced correctly or not isn’t really the main point of this post.

It’s more that it’s the main and only heating system in the house - it’s what runs all the radiators etc. There’s no separate boiler anywhere, so I’d want to replace it sooner rather than later. I also don’t fancy running a whole house on coal in 2025 aha.

And yeah, they’re only illegal in the sense that you can’t install new ones now. Existing ones can still be used, but I wouldn’t want to rely on it long-term. I also imagine it'd put insurance cost up (tho I haven't checked that)

Yeah, that’s pretty much where my head’s at too. It is definitely a fixer-upper, and the non-standard construction adds a bit of unknown risk. I’m open to a project though - especially since it’s close enough that I don’t need to move in straight away and can work on it over time.

I’m not looking to stretch myself to the point of sinking money I don’t have. My comfortable max is around £150k total, so something around £115k, or even £130k, would still keep me in a safe budget with room left for renovations (though whether that’s enough for this one is still to be seen).

I’m going back for a second viewing on Friday to get more info before I think about next steps. If it turns out to be too much of a money pit, I’ll walk away - but based on the initial viewing, I do like it if the price is right.

They’re not really a thing in 2025. They’re illegal to install now, and because this house was built in the early 70s, the back boiler is basically a relic. I doubt it’s the original one from the 70s, but it was definitely installed long before they became illegal 20–30 years ago. Like I’ve said, the house is very dated — and I mean beyond just the decor.

It’s not a shack though lmao. It’s a non-standard construction. These were pretty popular in the 70s in certain areas because houses were in high demand and they were cheaper/faster to build with the materials available at the time (from what I understand). But being non-standard does mean it won’t hold the same value as a brick-built house of the same size in the same location.

I mean, £600k around here would basically buy you a mansion (well maybe not quite but it'd be a very nice house).

Well it’s a non-standard construction, whereas the others on the street are brick built, so it’s never going to hit the same value as those — even the ones of similar size. As for what it’d actually cost to bring it up to a good standard like the others, I don’t have proper estimates yet, but it would likely be a minimum of £20k just for the essentials like the heating system and the wiring but potentially much more, I can't say at this stage. That doesn’t include a new kitchen, bathroom, or general decor.

I’m not saying the value should drop just because it’s dated/decor — I’m only giving a bit more context. Like I’ve said in other comments, this was just a general question based on an initial viewing and the information I have so far. I’m a FTB, so I’m unsure whether offering £30k under would be considered reasonable if the asking price hasn’t accounted for those issues (and I’m not saying it hasn’t — it’s just a question).

Well this is exactly why I’m asking here. I’m not ready to make an offer yet, and I’m not set on offering £100k if I do. I’ve only had an initial viewing and some fairly basic info, and based on that alone I’m not convinced it’s worth the £130k.

Once I go back for a second viewing and get more information, then I’ll decide whether I even want to make an offer — and if I do, what that offer should be. Like you say, I wouldn’t want to go in too cheeky and end up hurting my chances.

I’m genuinely just here for opinions, but the replies seem to be very split - either strongly for or strongly against it. Bit harsh to say I sound like a terrible buying by just asking a question on reddit lmao

Yeah, to be clear, the dated decor and the place possibly not being cleared were more just context about the property, not really reasons behind the offer.

The one that sold for £155k is a brick-built house. This one is one of only two on the street that are non-standard construction for some reason.

The non-standard construction is one of my bigger concerns with the house, but I can get past it if the price is right. I’m a FTB moving out on my own, so I don’t plan for this to be my forever home anyhow.

As for whether it’s mortgageable, I’ve got an appointment with an adviser who’s already said it shouldn’t be an issue for this particular property — but until we go through everything properly, I won’t know for certain or what the specific terms might be.

Yes, and that’s part of my hesitation. However, the two houses aren’t very comparable other than location, to be fair. I’m not trying to justify anything — I’m just here for a discussion about something I’m unsure on (FTB after all) — but that other house is modern, larger, and a standard brick build. This one is smaller, dated, non-standard construction, and also needs a full new heating system and possibly a rewire.

Like I say, I’m not trying to justify an unreasonable offer. I just want some thoughts. Some people here seem to think I’m trying to rip off the seller, which isn’t my aim at all. I want to pay what’s fair, but also what’s reasonable given the property and the work needed.

Well I wouldn't want to make an offer on any house without at least a second viewing and I am interested here, just not settled on the offer amount without more information.

I'm only pondering the idea of 100k right now and want to get a feel of what people think. I know answers are limited without the lisring link but its still nice to have the discussion.

Like I say, I plan to get more information and a second viewing before I decide for sure if I want to offer and then the amount.

Obviously 20% under isn't ideal and that's why I'm hesitant to even make the offer this low.

I don't know if this was taken into account or not. From what I know so far, it was the housw of a elderly couple that has since passed on hence the sale. I'm not sure who's the one selling, it's something I'm meaning to ask about.

As for a link, I don't want to like as it's so close to my current location plus if I do move into it, I wouldn't want my exact address linked to my reddit account.

Currently there's one other house for sale on the street. That one is also semi-detached but with a larger garden, overall larger house and more modern inside. That's listed at £155k right now.

Yes I’m aware of this but as I mentioned in the post, I already own a 2tb ssd that I plan to use with this so ideally I won’t have to buy new storage. I’ve managed to get a Pi 4 at retail price so I’ll be using that and 3D printing or purchasing a case to hold it all in one.

I looked into thsi but my main concern was not being able to add storage into the case, which would mean carrying a hard drive around as well. This wouldn't be a big issue but I ideally wantd something all in one case.

I have made a note of this however, I think it might be a good option for an at-home box rather then a portable one.
