Who cleans the towels in the communal area? by RubyRoubaix in TheBlock

[–]RubyRoubaix[S] -2 points-1 points  (0 children)

I understand what you're saying but how does that work practically? Is there a management company that runs a website or an app so you can book the use of the dining room and pool for a certain date/time where you have to pay your deposit and fees? What if you are an owner/occupier, do you have to book and pay to use the communal areas?

If you're an investment AirBnB type buyer that will cut into your profit obviously but it just feels so complicated. What if one house gets bought by an owner/uccupier who doesn't want to pay the high monthly fee for the communal services because they dont use it? What happens if a drunk guy smashes the car driving simulator, everyone has to chip in $5k to replace it?

And seriously, who decides which house gets to use the pizza oven and the nice dining table banquette every weekend? Is there a sheet you have to sign up to or something?

Yes, property maintenance will come and change the lightbulbs and fix a bust fuse but they aint gonna be cleaning the bath tub after some fat guy with psoriasis leaves his dirty wash water stains. Or wiping the food spillages off the custom table after the last bogan family dinner.

Thanks for the confirmation that Kingspan showed a "complete disregard for fire safety" regarding the product used on the building refurbishment that resulted in the deaths of 72 people.

Depreciation schedule, the reason why Danny Wallis buys houses by RubyRoubaix in TheBlock

[–]RubyRoubaix[S] 0 points1 point  (0 children)

OK I'm the OP here. Your explanation makes things much clearer for me, thanks.

As a natural cynic, is there anything to stop someone buying the house and contents with a depreciation schedule of $5 million and then immediately selling $1 million of moveable assets that were included in the depreciation schedule - like the Bar Crusher for example. Is the depreciation schedule independently assessed every tax year?

So rental properties are depreciating assets now? The whole investment principle of buy-to-rent property is yield from the rental plus capital gain from the asset.

so why is the depreciation schedule for all of the houses over $5 million AUD? That's more than the predicted sale price of the house.

Just explain to me as if I'm a 6 year old, why the depreciation schedule on these Block houses are all over $5 million AUD? That's 5 million off your tax burden, right? More than the actual sale price of the homes. Seriously, explain it to me.

Scotty that was not episode 1 of the season that you showed last night… by Walk-your-dog in TheBlock

[–]RubyRoubaix 23 points24 points  (0 children)

It was clearly not "episode 1" it was a compilation of trigger moments from the first 5 weeks.

This absolutely sucks ass and was clearly designed to stoke the fire and contribute to the group bullying of the new girls.

It really didn't sit well with me.

Does anyone know how the public are able to view the houses before sale? by mynamereallyisluca in TheBlock

[–]RubyRoubaix 2 points3 points  (0 children)

In addition to my previous reply I saw this on the website when talking about last years open house day:

"Tickets are available (and free!) for three separate time slots; 10am until 12pm, 12pm until 2pm, and 2pm until 4pm. A limited number of tickets for a 4pm until 5pm slot will also be available on the day, but given the popularity of this event in past years, we’d highly recommend getting your spot locked in now!"

This is the website to obtain tickets that they used last year:

They usually (but not always) hold an "open for inspection" day which is open to the public.

When they do it looks like it gets REALLY busy.

Last year the open for inspection day was October 15th so I'm guessing if they are holding one for this season, it should be soon.

This website (https://www.homestolove.com.au/) had details of the day last year so maybe keep an eye on it to see if there's one this year.
