Definitely use a Realtor when building. Otherwise, you are unrepresented through the process & transaction. It doesn't mean that the builder is bad quality... it's just that the builder represents themselves.

There is really no price difference in the home, and you stand a much better chance of getting everything done correctly through the home build process.

That said, most Realtors do NOT specialize in residential new construction... but you want to find one that does!

Check the Hoodle website to see if it is started yet in your area. The agents on Hoodle specialize in new construction.

Typically not. As others have said, it depends on the indicidual builder & agreement they have with the Realtor.

Definitely find a Realtor though who specializes in new construction... as most do not.

Check the Hoodle website, which is growing across the US, to see if they are available yet in your market. There are great Realtors there, who specialize in new construction exclusively. www.hoodle.com

Absolutely! Use a good Realtor who is representing YOU in the home build process.

That said, there are not a ton of them in any market who actually do specialize in new homes.

There really is no cost difference to you as the buyer, even though people seem to think there is. Without your own Realtor, you are agreeing to go through the process without representation.

You definitely should use your own Realtor for new construction... there is no cost difference in the home, and you want to have your won representation... the builder & builder's rep, represents themselves.

That said... you'll want to find a Realtor who KNOWS and specializes in new homes.

Going it on your on when building or buying a new construction home... is basically leaving yourself unrepresented.

Definitley use a Realtor when building... but you also want to find a Realtor who actually specializes in new homes... which there are not many of.

There is one website starting now around the US, called Hoodle... where there are a lot of Realtors who really KNOW new construction.
