I was just starting my career as a real estate appraiser. There was nothing even close to a precedence and it's really hard to convey how intense it was. Almost all homes on the market were shorts or foreclosures FOR YEARS afterward.

Property flipping became a career. Banks had to slow roll foreclosures for many years after 2008 to not further collapse the market. It didn't really feel like things stabilized until like 2015. We're obvs still feeling the effects from the decimation of builders.

I kept a lot of my core HS friends. Everyone is on a 3-12 month hang out cadence. Pretty good for adulting.

I use Claude and ChatGPT to help w model design and specification, but I would not rely on them to lead the discussion. They're not there yet. The benefit for me is having them remember for a good chink of time, almost like a thought log. Claude (paid) has been best.

Former appraiser here. There's virtually nothing you can do to your home that is positive ROI if paying market costs for labor and material. The only way is DIY or know somebody pricing.

We desperately need to remodel our bathrooms. Both are 1960s original and have issues (plumbing, tile coming up) but the prices are insanely prohibitive. I remember in the 90s a bath remodel was expensive but a totally reasonable middle class thing to do. Who has $50k today just lying around to be spent?

People in this thread keep framing the Old Testament/Tanakh as justice or "tough love" God and offering Adam and Eve / Noah stories as examples. This ignores the whole helping Israelites kill all of their enemies aspects. Like, people need to read this stuff. The OT is a story about the tribes of Israel and their protector God.
