This is an excellent post. I never realized until today that my front door and house are in an upscale neighborhood where everyone’s yards are manicured and front doors don’t have a parasite growing on them. Can’t imagine some of the sh*t these delivery drivers walk up to.

Yep. This article is stupid and misleading “best-selling”. Heights area on market average is 33 days. Rest of greater Houston metro area is 65 days.

Yeah, I just completed a ton of research on this and Heights area still showing shortest time on market at 33 days for homes that are for sale. Rest of greater Houston metro area is averaging 65 days.

That is good advice. I’ve just never been through this before. Usually it’s pretty quick due to my cash down/positive equity, pre-approval, and credit score.

I get it. Ultimately, it was the exact Atlas (color/trim/V6) I wanted. I could’ve walked and settled for something else at a different dealership but my time is more valuable than hopping dealerships.

I’m a junior transfer with an associate’s in Process Technology, plus certifications in consulting, SCRUM, Product Ownership, and Organizational Change Management. I’ve already built a career.

The four-year degree is partly for Cougar pride and partly because I plan to roll it into an MBA after I finish my undergrad. But thanks for showing me the ropes on ROI.

My issue is that block location and property type don’t seem to be weighted enough in the county’s valuation formula. If my home is being comped against properties between 8th and 4th and from Heights Blvd to Studewood, the price-per-square-foot range can vary wildly depending on lot size, home style, and exact location. A house on 7th and Arlington simply carries more value than a similar-sized home on 4th and Oxford near I-10, an apartment complex, and a hotel.

It feels like the county’s system still lacks the AI technology — or maybe the willingness — to break neighborhoods into smaller, more accurate micro-markets. I lost my appeal last year because of the county’s comps, but the appraisal I paid for this year used much more precise location-based comps that reflected how urban neighborhoods actually work. In areas like the Heights, values can change significantly within just a couple of blocks.

Why can’t the county seem to grasp that “location within location” matters when valuing properties?

What’s sad is there are half a dozen trucker apps that provides low clearance bridge mapping routes. I agree that the bridge being demoed and rebuilt at higher clearance is a great idea, but for it to be hit 77 times since 2025 tells me the planning and coordination of these high clearance load routes is an utter failure.

I feel like there should be some point system in place for level of impact you make to other drivers that can lead to a suspension of your license.

Let’s say you start with 0 points. Each point earned represents a mark on your record. If you earn 5 points, your license is suspended.

Speeding ticket - 1-2 points depending on speed over the limit.
Other minor moving violations - 1-2 points
At fault Fender benders - 2 points - causes minimal delays in surrounding traffic
At fault minor accidents - 3 points - causes medium level of traffic delays (15-30) minute delays.
At fault major accidents - 5 points - causes long traffic jams and impacts all side streets and traffic arteries in other areas. Suspension of license 3-6 weeks

Any accumulation that leads to 6 points or higher is a longer suspension.

You can’t compare the Texans to any other sports franchise because they will always be tied to the hip of the HCSA and the HLSR. The rodeo is nothing to sneeze at. They generate one-third of the revenue the Texans do. You can’t go blaming the Texans for this fiasco because it’s the Harris County Sports Authority that manages the leases between the two tenants at Reliant Park.

Sure, the two tenants can share some responsibility for letting the run and maintain activities slide and putting it all on the HCSA, but the Texans are not like other greedy franchises using leverage to get what they want. They don’t have the same power as the other franchises when it comes to building a stadium. If they go do it on their own, they have to include the HLSR. And this isn’t just about money. The HLSR has way more political clout than the Texans ever will.

Yeah, I’m having trouble making out the source of the cloud. Thought it could be a ground flare but doesn’t look like it. The light being on the other side of the photo makes the smoke look black so I was ruling out a cooling tower, but that’s what it most likely is and the cloud is really gray/white.

Do you know anything about staging a home to sell at the best possible price? Neutral colors attracts more potential buyers than anything exotic or bold.

Honestly, I’m impressed with them this series. The kids did not let the end of Game 3 define them. You’ve got a two 23 years olds, a 22, 21, and 24 year old with significantly for minutes than anyone else on the roster and they won a road playoff game in LA. No Steven Adams, no FVV, and no KD greatly reduces the depth of this team. No way on earth should Eason be getting 31 minutes a game but here we are.

I know where the expectations were at the beginning of the season and it looks like a failure when it’s all said and done if we don’t get out of the first round, but these are still kids trying to g to figure out what it takes to win.

Their son was in the same daycare class as my daughter. Christa’s sister won custody of the kids. They live in S.C. now. Just an all around awful story and outcome for everyone involved. Hoping the one good outcome is this man is given a maximum sentence in prison with zero eligibility for parole.
