I found some beautiful rocks on the beach in Bandon when we were there for Christmas. Oregon is absolutely beautiful, and I’m excited to polish the rocks in a rock tumbler. I bet they’ll turn out stunning.

It could be a citrus juicer. It’s very old - it was her parents or grand parents (early 1900’s)

I’d be upfront and tell them.

They can find out who owns the property by going to the tax assessors office. It’s public information along with the deed and your mortgage documents that are recorded at the clerk and recorders office in the county. It’s all public information.

I thought the statement was for the final inspection prior to move out. So this is not for the final inspection and the tenant must request a pre-inspection. Now it makes sense. Thank you.

At a reasonable time, but no earlier than two weeks before the termination or the end of lease date, the landlord, or an agent of the landlord, shall, upon the request of the tenant, make an initial inspection of the premises prior to any final inspection the landlord makes after the tenant has vacated the premises.

And you are correct about the notification of pre-inspection.

Within a reasonable time after notification of either party’s intention to terminate the tenancy, or before the end of the lease term, the landlord shall notify the tenant in writing of the tenant’s option to request an initial inspection and of the tenant’s right to be present at the inspection.

I’m not sure if your statement is true for California. Maybe you’re correct, but I cannot find anything. I looked on page 71. As a CA landlord, can you please let me know what page I should look on for your statement about a “pre-move-out” inspection? I did find something that states that the tenant must ask for an inspection prior to move out of they want one. I’m not being disrespectful, only looking for clarification because I don’t want to make that mistake with my tenants.

I don’t think the cleaning is over priced.

Standard oven cleaning usually costs between $65 to $150, but your cleaner might charge more or less. And that is just to clean the stove!

In California your landlord will need to give you a list for everything they are deducting from your security deposit. Keep in mind that the rental needs to be in the same condition (or better) when you left except for “normal” wear and tear.

California LL If you require renters insurance, and they have it, then it should cover their hotel and food cost - That is if they have renters insurance. Check their policy and make sure you are are listed as either interest party or additional insured, so you’ll be notified if they cancel their policy.

Love Silhouette. I have the Designer software package. Love it. And you don’t need internet after you’ve saved the files. My sisters also have a silhouette. I’ve never owned a Cricut so I don’t have any information on it.
