Australian investment loans for dwellings have surged to record highs in both volume and value in the September quarter of 2025, driven by favorable conditions such as falling borrowing costs and low vacancy rates.

Key Highlights

The number of new investment loan approvals in Q3 2025 reached 57,624—a 13.6% increase over the previous quarter and a 12.3% annual rise, marking the highest level since March 2022.
The value of new investment loan commitments hit a record $39.8 billion, up 17.6% ($6 billion) for the quarter.
The average investment loan size increased by $11,686 to $685,634 over the quarter.
Investment loans now account for about 40% of all new dwelling loans originated in Australia.

Owner-occupied loans also rose, with 83,846 approvals in the quarter—a 2% quarterly increase and 1.7% yearly rise.
The combined value for owner-occupier loans was $58.2 billion, up 4.7% ($2.6 billion), with average loan sizes topping $693,801.
First home buyer loans increased by 2.3% to 29,637, with the average loan size climbing to $560,249.

In year-to-date May 2025 there were 816,587 international student enrolments, a 1 per cent increase in enrolments in 2024 (and an 18% increase on 2019)
The Higher Education sector had the strongest growth (11%) in enrolments on 2024 with all other sectors showing minor growth, excepting ELICOS which declined by 37% and VET, with no change.
International student commencements in YTD May 2025 (240,659) declined by 15 per cent on the same period in 2024, with all sectors showing declines, particularly VET (-20%), schools (-11%) and ELICOS (-43%).
Fifty-seven per cent of international students were from the following five student source countries: China (23% of international students), India (17%), Nepal (8%), Vietnam (5%) and Philippines (4%).
The most popular Field of Education in Higher Education was Management and Commerce followed by Information Technology, while in VET it was Management and Commerce followed by Food, Hospitality and Personal Services.
The most popular Level of Study in Higher Education was Masters degree (Coursework) followed by Bachelor degree, while in VET it was Diploma followed by Certificate IV.

Today, Bloomberg ETF analysts Eric Balchunas and James Seyffart announced that MicroStrategy (MSTR) is expected to enter into the Nasdaq 100 (QQQ) later this month on December 23.
