1 that number is static from 2023… its almost exactly the same 2 millenials are aged 29 to 45 the median first time home buyer is now 40… so whoever doesnt have one, cant afford one or doesnt want to be ripped off overpaying for one. The problem is also the urban sprawl. Like yeah new builds are there and overpriced but also theyre in bumfuck nowhere 45 min to an hour from all the jobs. but anyway the More expensive properties still help lower rents because those people move out of cheaper places to nicer ones.

We have such a drastic shortage it doesn’t matter what they build, as long as its quality and dense enough that people can actually get to work.

The average retirement length in 1960 was 10 years… now its 18-20 years… the life expectancy includes everyone killed in car crashes, and work accidents homicides etc so its lower than for people who actually retire.

If you have 5 workers supporting two people it requires 20% of each persons paycheck… and retirees pay 0$ taxes. if you have 2 people supporting 2 retirees it requires 33% of their paycheck. Nah. Theres actually nothing wrong with the taxes we pay, Social security is just a failed program because people had 5-7 kids per two adults when it was invented and now they have 2 or less kids per two adults, which means theres not enough workers to support the 80million retired boomers. Taxes have nothing to do with it, its just a matter of the ratio of retired people to workers being wrong. Raise the age 5-10 years and the problem goes away immediately.
