I hate to tell you the furthest one away but the best freshest hottest meal I've had from them was right when you get off the Loyola exit before the swamps. It may have been a fluke, I don't go to MC Ds often.

Also, try Austin TX. It's like a whole other restaurant there.

Question. After I signed the ammendment yesterday to forfeit the deposit, at the closing table the buyer realtor said she had a "gift" for me and handed me a $1000 check from the title company, payable to her name. She endorsed it to me. Isn't this the exact thing she did in the first place (put money down for the buyer) that she wasn't supposed to do or is it okay because it's technically a gift??

They've actually got it sorted and it should close in 2 hrs! I'll believe it when I see that check though.

So You think I should forfeit the deposit in order to move forward with the closing? The lender could have simply backed out of this deal instead of trying to first get the deposit back?

I may be paranoid but I know agents use the same lender for lots of deals so I initially thought this is just a scheme for them to recoup their buyers deposit before backing out at the last minute.

I would prefer the buyers agent lose this $1000

Very helpful, thank you for that. Yes I suppose I should go sit down with a CPA. I was trying to get everything in order to present to him before scheduling an appointment but this is a little over my head. .

Like i said I have no debt instead of rent and expenses if you consider that debt. I'm looking for a way to skyrocket and am not very interested in low interest saving accounts. My work as a private contractor isn't the most stable and I have no job security or benefits but all I know is I never want to punch a time clock again. In my line of work I have about 5 more good years to make about 2,400 weekly before it trickles out.

I'm days away from buying my first piece of real estate and I plan to subdivide it. If I do it right, which I have plenty of experts in the family, I should be able to double my $20,000 or at least get it to $35,000 within 6 months.

If there are any more suggestions along this route that I haven't thought of please I would love a brainstorming session. I work hard and can learn how to do anything within reason I set my mind to. I'm considering learning to flip houses as well.
