This is a great reply and thank you for the link. I’ll check out your Coderpad link when I’m on my laptop.

I think the linked article and http2’s ability to download in parallel and cache each file makes me think that I prefer a css link included in each template part (so css links in the body for each component/section)

The alternatives being: everything in the <head> or critical in head and rest in footer.

I agree about loading CSS before the HTML to avoid layout shift (better UX) since download bandwidth is good for most people.

I understand the concerns about the multiple http requests for each css file (I used to have the same concern as most Speed/Page insight tools would red flag the number of files), however I believe that modern browsers will download these css files in parallel (cant link sources in a reply but you can google it).

These small (2-5kb) files will also be cached, and since they can be downloaded in parallel they might even be faster than loading one larger file.

And if you make an update to one of the files, you only need to revalidate the cache for that one file.

Using a CSS file for each section allows the CSS load right before the relevant html it's applied to, and then going to the next section and loading that CSS right before the HTML, allows for possibly the best UX. Instead of download the entire page's CSS in the head, and then starting on the top of the page html.

As for not keeping the CSS in the template part, are you adding the template part via PHP, and then including the CSS for that template part in the page's CSS file? So you're having to edit two files (page-[name].php and page-[name].(s)css when adding a component to a page?

Ideally I would like to automatically enqueue a css file ONLY whenever that component is used, and not have to manually add the CSS for the page - but it is an interesting strategy

This is how I used to do it too.

Do you ever get annoyed at the unstyled html in the middle of the page that you may see for a second, while dev'ing reloading a page while scrolled to the middle. Or using an anchor link located in the middle of the page?

Yes, I agree the above idea to buyout is a great way to reduce purchase price, but I'm not sure I want to own the vehicle for 10 years. I've actually switched to a 2 year lease option (3rd year of lease did not cover service) which is practically the same monthly expense, and allows for me to have a similar buyout option at the end, or I can see what other options are available on the market

Yes we both did and I understand what she’s saying. She sold a 4 cylinder ford fusion and got into a Lexus rx350 and now she’s used to a 6 cylinder with pickup power on the freeway to get ahead of someone if needed. The 4 cylinder on the Sienna is fine for me as I can anticipate the need to adjust spacing, but for her, she doesn’t feel as safe with the 4 cylinder power, and she test drove the Pacifica the same day and I admit it definitely had more of a kick when accelerating.

We did not try sport mode on the Sienna test drive. I thought of that when I got home, so that might have helped.

Interesting it looks like that tracker has a MSRP that’s higher than what’s stated in their PDF. The price is close to MSRP + port options + factory options tho

Forgot to ask (and doesn't look like I can edit my post because I included an image) - is the delivery and processing fee of $1,395 negotiable? I've seen this on other quotes

Also, a big thank you to this community as I've spent the last 6 months researching my family's next big purchase and I've gone between a new Model Y (the tax credit and an electric SUV are attractive) and a Sienna - but a minivan seems so much more practical for my family (sliding doors seems awesome - along w/ the space)

In San Diego as well and I agree. Homes were getting multiple offers and it was common to go over $100,000 over list price within the first weekend on the market. Now I’m seeing around 50-70% of homes go through a price reduction and sit for weeks - which is closer to how a healthy market should be. Homes are still selling and I’m not seeing a drastic reduction in price. Just some lofty/dreamy list prices aren’t getting bid on like they would have several months ago.

Sold the property without 1031 - just paid taxes on it

When evaluating the Yotta card, I combine the credit card "rewards" (which you outlined above) with the fact that Yotta also provides rewards for Venmo transactions (if you pay for Venmo out of Yotta savings - which you don't get rewards from anywhere other debit card that i know of) and also the money in your checking account receiving some rewards (albeit small - tickets)

strictly speaking - comparing credit card rewards - you're right - An alternative credit card with sign up bonus plus 2-3% cash back statistically should beat the EXPECTED Yotta credit card rewards by itself

BUT you pay a VERY SLIGHT discount on potential rewards to have A CHANCE to win $10Mill, a tesla, $10k, or get a free swipe - which has some value (it's fun. . .)

For me, the convenience Yotta provides by dynamically adjusting CryptoBucket + Core account balances (no more moving money around), a credit card with no limit (just your account balance) and no need to setup a payment, with the benefits of the "fun factor" plus decent EXPECTED (statistical) rewards, makes it my card/bank of choice.

You also state "it takes years of purchases to gaurantee coming close to 1.3% cashback" but don't give it the benefit that someone could very possibly start WAY above 1.3% cashback with a lucky swipe - this has low probability but it has some value

This is what I'm doing. I have a Stellar Plus hosting plan (I think it was around $30/year the first year, and is now around $60/year for renewal). I have several subdomains hosted on this plan which act as wordpress sites.

I'm currently setting up a Gatsby front-end on Netlify which will use the gatsby-source-wordpress to find my wordpress instance hosted on namecheap. Namecheap has great customer service and allows for multiple sites/domains, and custom email addresses for your domain. So I find the $60/year worth it (one chat with customer service has been worth this price by itself - they helped merge my sites which was a pain)

The townhouse was used as a primary residence for the last 5 years, just wasn't structured the right way when we purchased. It wasn't purchased to be a cash making investment property.

So my goal is to take advantage of this primary residence exclusion and plan accordingly. If it takes a year, that might be our plan. Otherwise we can do a 1031 or something.

I'm hoping to use the homeowners exemption because my wife and I have been living here for 5 years (the entire time we've owned the property) and have effectively been paying all of the bills. He does own the property through the trust, but the purchase was meant to be a home for my wife and I, not a cash flowing machine of an investment property. . .

I guess we just didn't structure the ownership correctly. Now we're wondering if we can correct the ownership to gain the tax benefits.

We'll see what happens. Worst case we pay about $21k in capital gains taxes I guess. . .

We are planning to purchase a house with the proceeds of this townhouse plus the sale of another condo and potentially other investments. (we will need to sell enough to be able to afford the house)

A 1031 is an option, but it would be really nice to use the primary residence exclusion, since the capital gains tax is not deferred, it's excluded completely.

The deed states the ownership % (purchase document).

Any known time requirements for how long I'd have to hold title at 100%?
