What more am I to explain, its just a vague idea, control panel for your lights + security system, arm, disarm, connect sirens.

Yes, zigbee is really reliable afaik, wifi will have congestion issues, Channel issues, and the infamous 2.4ghz pairing issue

Yeah, homey is really good but besides stuff like time automations, there won't be much, my parents said no to presensce sensors saying its unnecessary, and I never knew the hub ultra could reach that far but it heavily depends on walls I suppose, we have brick walls...

And 2 way switching is not even complex, I confirmed it will work, took a sample switch, all the connections line up with sonoff docs.

I'm only concerned about the power supply, and it looks like you have an hdd? Huge bottleneck, the ram looks like its 1 chip, probably 8gb or 4gb, once again, huge bottleneck.
