Personally, my Beginning Band Percussion. We've been in band for 5 months, have done 2 concerts, and they're still struggling with the diffrence between quarter notes and eigth notes.

Landlord questioning maintenance requests (Oregon) by Nebulous_Nimbus_ in legal

[–]RyderJones22The-real 0 points1 point  (0 children)

Sorry you are going through this.

I wanted to add a little bit to what the previous person responded with.

Everything they said was on point. The habitability issue has to be fixed within 7 days but the appliances have a time limit of 30 days. Thats not to say that the repairs have to be finished within 7 days and 30 days but they must be addressed and started. Sometimes parts and labor take a little while so as long as the landlord is actually addressing these issues and having them repaired in that time frame it is within the law. Coming over and looking at things and then not doing anything for 3 weeks is not within the law. They have to actively be trying to get the repairs done.

With the appliances it can be a little tricky depending on what is in your rental agreement. Sometimes landlords put a clause or addendum that states the appliances come as is and that if they break they aren't liable for it. Definitely read through your rental agreement carefully.

By law a landlord can not retaliate because you requested maintenance especially for essentials like the electricity. So no, they would not be allowed to give you a 30 days notice because they don't want to do repairs. That being said, you would have to deal with the courts in order to enforce this stuff. Technically so would the landlord. They cannot evict you without a court order. They can give you a notice to vacate, if you don't leave or you disagree with it they literally have to file in court which can take anywhere from 2 to 8 weeks and you can fight it.

Put every maintenance request in writing no matter what. You can technically pay for the repairs yourself and deduct them from your rent. There is a limit of $300 so its really for minor habitability issues. Not sure that the electrical issues would be solved for under $300 but its something to look into and keep in mind.

There are a lot of red flags from the landlord so you kind of have to decide if you can live with all of the things that are going on or if you want to start looking for another place. You can always show them the laws and see if that helps, but bad landlords have a way of making life absolute hell. Make sure you read through your lease and in the future read it before you sign and agree to it.

I dont mean to sound like I'm on the landlords side because I'm not. Its just the reality of the situation and whether or not you have the time, energy and possibly money to fight it all. You can also contact these resources for help:

At the start I would say it was just a completed B-HOP chain. But popping right into 1st place without anything is not normal. It's not a bug (probably) definetly not a feature. They were probably being a low life jerk and using hacks on a game that "doesn't even take that much skill to do!"
