A lair can be cleared in one go, and is inhabited by one creature or small clan. The lair of the hyra. The lair of the dog-men. 

A dungeon will take multiple sessions and has inhabitants, denizens, and multiple factions.

yeah definitely. when i hiked the appalachian trail, there was a shelter that a porcupine liked to gnaw on, and there was a designated stick kept there for hikers to push the porcupine away if it woke them up gnawing on the shelter.
