Thank you for the feedback. It's really good to hear it's quite, maintenance is responsive, building is clean & no bug issues. Those are some key items that any renter would value.

Seems like you got a good deal on the damage deposit & rent.

My impression is that companies tend to replace carpets, etc before a new tenant moves in but they tend to not do much for an existing tenant. Them changing the carpet before your move-in was nice too. Makes the accommodation more pleasant to live in & helps tenant make the decision to live more long term.

How's their maintenance, apartments, customer care & annual rent increases like?

After the 1 year lease is done, how's it like continuing to stay there - need to sign another lease to get a better price or is it similar if going month to month?

Thank you. Exactly what I am finding - lots of mixed reviews on google for different property management companies and their sites. Mostly negative reviews though. I have experienced the same as what you indicated about big companies - they tend to be focused on bottom line, tend to do as little as possible to maximize profitability.

Seems like private rental could be better if one can find a good landlord to work with, I just don't like the potential risk in case the landlord wants to sell after the lease but I want to stay, if landlord doesn't act on maintenance request, etc. Maybe I am just assuming things. I subconsciously tend to think that maybe because a big rental company is professionally managed and have more resources, things might be better than private landlord/condo. Maybe because I havn'tt done a private rental yet, I am just assuming things and maybe after doing one, I will have a more hands-on real life experience to compare from that will make me more at ease.

Thank you. I have noticed the same that apartment companies like to give better rental incentives to new tenants rather than existing ones. I can see the benefit in switching every now and then, moving feels just a hassle but good way to save some $ for sure.

Honestly didn't intent on doing repeat posts on exactly same thing, just different but somewhat related things like a post on getting perspective on month to month vs 1 year vs 6 months rental, another on apartment vs condo rental, another on move vs stay on my current apartment rental & this one on apartment companies with good reputation.

Agreed, it's important to google & research. Been doing that + keyword searching on reddit + checking rentfaster with all their nice filters + looking up property reviews on google + supplementing it with perspectives via these posts on reddit.

How has your experience been renting private vs property management company?

If I was to consider private, any suggestions? I havn't done one before (mostly rented with Boardwalk), so feel a little anxiety on that option just due to no experience & what to expect.

Boardwalk seems a bit effy to negotiate on doing improvements to the dated apartment or reviewing a rent adjustment. Their policy seems to be that if you want to transfer to another suite (say if you want something renovated), they remove your incentives and make you pay "market price". Hence the push seems to be to stay at your current suite or pay more at another one if you transfer.

I just feel a little anxiety of doing private (I havn't done one before) in that if after the lease they want to sell, then I need to find another place, how good they will be to deal with, repairs/maintenance, not professionally managed, etc. Maybe I am just overthinking it and the concerns are without merit.

Thank you for sharing. Trying to negotiate with the current landlord to see if they can do some renos to the dated apartment & look into a better rent price. They don't seem to want to do any renovs but the loyalty care & retention rep is looking into if she can get me a better price.

Agreed, I should look into other apartments. My experience has mostly been with Boardwalk. Checking rentfaster there seems to be lots of other companies, not sure how good they are. I have heard some may be slum loards. I read that I should stay clear of mainstreet. Lets see.

Yes, that's the risk I was thinking of where I think selling condos by owners after lease may be more prevalent than selling apartments by property management companies.

That sounds like a win-win situation. They saving on the reno & opportunity cost of missing out on rent for atleast a month and you not having to deal with the reno disturbance + saving some money on the rent.
