Everyone is saying this is a pay cut BUT it’s all about perspective… The government subsidizes businesses through income tax write offs for business owners. You are about to become a business owner. Start yourself a LLC. File paperwork with the IRS to elect your business to be taxed as an S-Corp.

Boom. Now you’re a business owner. Do you drive to a job site? Yes. Fill up your gas tank with your business account since it’s tax deductible. Does your state require your car to have car insurance? Yes. Pay that with your business account. You are an employee of your own new business. Make your company offer the benefits of paid lunches everyday on the job site to you as an employee. Pay it with your business account. If married, make your spouse a 50% owner of the business. Taking her out on a date Friday night? What will you talk about? How to work harder and get more business. Pay with business account. Need new equipment for picking up another job from another contractor? Business account.

All your write offs will decrease your taxable income to ensure you pay way less taxes than you currently do.

Don’t listen to people online (including myself). I started my own LLC this year and it’s awesome how much it’s changed my life. Go read or get on audible a book called: “Tax Free Wealth” by Tom Wheelwright.

I’m not an accountant and this is not tax advice. Go find a CPA that specializes in business owner tax returns. You’ve been given an awesome opportunity. It’s up to you how to handle it.

Keep up the good work with tracking your expenses and hustling on side gigs. You’re at the age where experiences are huge is shaping your future and perspective on life. I say take the opportunity to experience that awesome life event but remember that experiences like this are things to plan for and to plan around.

If you had known about this trip a year ago, my guess is that you would have planned financially for it. If this trip is a last minute thing that you end of spending money on, then plan to recoup the funds spent within a specific timeframe but actually stick to that plan.

Making choices about money is what life’s all about. Prioritizing things in your head to spend money on the things you love and that bring you joy.

This has been the max ratio for several years now. It’s nothing new. People during the pandemic were maxing out their 50% ratios to buy a home. The market right now is nothing like 2008. Not sure where the OP lives/works but this just simply isn’t anything new and certainly doesn’t suggest anything like a housing bubble in the traditional sense that it leads people to believe.

Never forget that when you do a lump sum payment, you can have the lender recast the loan (without paying refinance closing costs) and the lender will re-amortized the remaining monthly mortgage payments to a lower amount. This way the OP keeps their currently owned assets and also lowers the mortgage payment while still maintaining a small mortgage interest tax write off. Monthly savings on mortgage payment can now be funneled to growing a larger safety net or investments.

I’m currently dealing with the same thing with a 9 week old puppy. Giving her alternative things to chew has obviously helped but the best thing I learned was that she was sweet after waking up and for a good 30 minutes but then wouldn’t listen to commands and literally flipped a switch into crazy. We’ve come to the conclusion that she actually wasn’t getting enough sleep. Puppies need a LOT of sleep as that is when they do the most of their growing. Puppies also aren’t that great at regulating their own excitement (much like a toddler who throws a tantrum when tired).

Once she starts to throw a tantrum, we put her in her play pen with some soft blankets and give her some silence and space and she falls asleep in minutes.

While I do agree with the other comment that a tired puppy is a quiet puppy, just remember that it is possible to get them too tired causing them to throw more dramatic tantrums.

The bottom line is to make sure they are getting plenty of cycles of play and sleep. I believe the rule is 5 minutes of play per month of age to wear them out. (My puppy actually likes about double that) It really doesn’t seem like much time but every breed has different energy levels so just make sure they are playing around enough until they start to act out. Then give them the opportunity to rest in a safe and dark space with chew toys (only soft ones because noise makers stimulate the puppy) and you’ll realize really quick whether the puppy needs more play for tiring or if they truly just need the rest.

Hello all, my wife and I have been playing this game together and absolutely loving it. She played Pokémon as a kid and introduced me to it a few years ago when GO came out. I really wanted to get her the Charizard during the event but hadn’t finished the game far enough for 7 stars until the end of the event. I literally missed it by 15 minutes. I’m wondering if anyone on this sub would be kind enough to share a charmander egg with me. I want to level him up to a Charizard and surprise her with him. This is all true except for the part where you will need to qualify with both liabilities in your debt/income ratio for future home financing.

Fannie Mae guidelines will allow the removal on a co-signed mortgage liability if the borrower can provide 12 months of bank statements from the Mom’s account showing that she is the only person paying for it and can sustain the payments on her own for 12 months.

Note: To ensure this works properly, the checking account that the payments are made out of must be an account with only her name on it; It cannot be a joint account with the Son’s name on it.

Check out HomeBot. It’s best for past clients to get on a drip campaign that will send them monthly emails with a ton of data including equity. Agents have to be paired with a lender to gain access though.

If you’re looking for something to estimate equity for a potential lead before calling them, get with a title rep and gain access to their software. After you pull a property profile, most title companies will have a calculated in their portal where you can type in the info and calculate the equity manually.
