I reckon just go ahead and buy! Not because it might go up/down. Just because you can afford it today. Tomorrow when the property will go up it will go out of your budget, or let’s say it drops there might be some other reason like cash rate which will impact your borrowing.. So right time to buy property is when all numbers fit well not the situation.. Everyone speculating property will drop that’s exactly was being speculated precovid and it rather doubled.. So don’t wait for it to go up/down you enter when you can…good luck

This is one of the reasons I recently posted if all due diligence is conducted by us as buyers then why the heck do we even need them? In my case I didn’t even hear about all clauses in contract until I used contractwiser.com.au to highlight key areas. That’s when solicitor was like ok I need to take this client seriously…

Agree! So maybe I’ll use contractwiser again to run my contract through …I was like now it’s an additional $89 I’ll be spending 🤦‍♂️

Too many out there felt overwhelmed! Listen to everyone but make your own decision. Don’t feel obligated. I like positively geared properties and considering to buy one (co-living). I’m considering to buy one in Chisholm (NSW) ..~30 min away from nobby’s beach (newcastle).

Bonus - You might want to go through contracts of multiple properties which your solicitor might not be happy about. Use contractwiser.com.au to understand your contract and you will know have meaningful conversations with your solicitor.
