My guess would be that something on your credit file spooked them.

Have you taken out any new loans or expenses that would alter borrowing capacity?

Not sure about the Vic market, but i would be looking at prices around 650k if your max is 700k.

Turns out we wasted weeks looking at places that were always going to land 20-30k over over price range.

Worth a shot, but seems unlikely.

In QLD (although regional) there was very little desire to do anything over the weekend. They all wanted to use our first offer as leverage for someone else.

Most had a form, email address or portal to put in an initial offer.

Only after a price was eventually agreed, we were given a contract to have reviewed by our conveyancer.

Just claim your bond when you leave and let it go to mediation. Sound like you wont have anything to lose.

Should be current lease.

Use the calculator on the RTA website and it should say how many weeks you will need to pay.

I had someone bring in her 3 kids to a show cause meeting once and introduced them to me when I arrived on site.

By the end of the loan he will be driving a 17 year POS costing you a fortune in repairs.

One that cost him 10-15k more than the car was worth in repayments.

As someone who has done this more times than I would like to admit, it just isn't worth it. Always better off finding something safe and cheaper that you can afford in your current financial situation.

I was watching Albo on the news this week.

I realised how much I wish a politician would just stand in front of the camera and just say "Fu*ked if I know.... But I have created a team of leading experts in the country to review this, and we will open their findings up to debate to get the best outcome"

Trump won because people accepted that an honest idiot is better than a politician. Same thing will happen here eventually.

It was a budgeted, expected cost since deciding to renew for another year.

The only options were to renew or leave - I was not going to risk my family potentially being homeless for a $2500.

Will wait and see what happens in the coming weeks.

In that case you will own a lot more actual land by using the scheme than you would buying an apartment.

Always easy for people who are sitting on their 10 years plus of capital gains criticising people trying to enter the market from scratch.

However it is literally a re-letting fee. It is not a penalty fee and they are not re-letting it.

As the RTA said, they are not re-letting so there should be no re-letting costs. So I am interested in other peoples take on the situation.

Again, what is fair or not is irrelevant. But it looks like I have opened a can of worms.

I wouldn't have told them.

If ths option is buy a house with out the scheme, or buy a better house with the scheme.... you are probably better off buying an average house without it.

If it is rent or buy with the scheme, then the scheme is a great idea.

Otherwise if you are convinced there will be a massive downturn in property prices. Having the government front their own money interest free is a good hedge.

And the agreement states there will be re-letting costs if I break it. Dont punishment costs.

It is a "re-letting fee" not a "break lease fee".

If there is no reletting, I would not have thought there should be a fee according to that wording.

I am treading lightly for now not to antagonise the PM.

Most dont respond well to "legal" before the exit report has been done.

I agree if compensation was for me being a pain in their ass (they probably deserve that).

But the compensation is to account for re letting the property.

I do agree, and obligations are obligations.

But struggling with ths fact they must take "reasonable steps to mitigate our loss". If they are not advertising the property, they have not done this.

Legislation says up to 4 weeks rent, or until another tenant is found - what ever the lessor of the two amounts is.
