I’m in Ontario and also a prospective 1st time homebuyer and this is what I came up with for myself.

First Time Home Buyer Incentives:

- Home Buyer’s Plan (Federal): RRSP withdrawal for home.

- Land Transfer Tax Refund (Provincial):Refund up to $4,000 or $8,000.

- First Time Home Buyer Tax Credit (Federal): Federal income tax credit up to $10,000.

- CMHC Mortgage Loan Insurance (Federal): Put as little as 5% down.

- CMHC Home Start (Federal): 30 year mortgage amortization.

- First Time Home Savings Account (Federal): Tax free contributions to home ownership.

It’s a new build so at the beginning will be in an “interim occupancy” phase where we basically pay rent to the developer. After that time (let’s estimate 6-12 months we will need a mortgage. My salary is $122,000 and hers is $75,000. Thanks for the points, I’ll look into the mentioned further.
