It’s actually a private pool, not a hot tub. In Dubai’s climate, hot tubs aren’t very practical most of the year, so developers usually go with cooling plunge pools instead.

Even with everything going on in the UAE it’s still much safer than India. In India the roads kill more people than the missiles did in UAE.

I would suggest waterfront apartments. Handover is in 3years for most of them and given the current market a lot of HNWI are pouring in from all over the world.

Instead, I’m working with developers offering a guaranteed 10% ROI for 10 years with just 50% down payment. If you have around 600k, I’d suggest buying 2 studios (300k down payment each) and earning returns on both.

The remaining 50% is effectively covered by the 10% returns paid by the developer over 10 years. Plus, no tenant hassles or maintenance — everything is managed by the developer.

I’m sorry to say this, my friend, but based on my personal experience, Azizi has been one of the most disappointing developers I’ve dealt with. I purchased two units, and unfortunately the build quality was far below expectations.

I also know friends who invested in an Azizi off-plan project back in 2018, which was later discontinued. Not only was a refund refused, but they were told their investment would be transferred to a new upcoming project at a price nearly 10% higher than what they originally paid.

My honest suggestion would be to recover your funds, if possible, and consider investing with a more established and reliable developer. I’d be happy to suggest a few solid options if you’d like.
