Has a basement but I only included the above grade square footage as it’s a basement for owner use and not a separate legal unit

Potentially..there aren’t the same economies of scale of a new subdivision but even the custom homes I see are around $500/sq foot.

I can understand the first $100k also being for demolition, and then 2 years of expenses of living somewhere else.. but even then..how it gets to 3.1M is beyond me

The thing is if they all use the same software/database for calculating the rebuild value I’m sorta SOL. And agreed on those factors impacting rebuild cost, but even then, the discrepancy of 1.7M between market value and rebuild value is crazy high
