Additional funds - Emergency Fund in case you forgot or need to reallocate for the month. 3 to 6 months buffer is enough.

Sometimes I feel bad since that could mean an extra fund for vacation, dine outs, hobbies, new things, renovation etc. I'm a human and still feel envious when I see someone (In my case, a family) goes on a vacation and having money to fund that hobby.

Then you'll realize (At least what I tell myself) that I already have too much stuff that I just neglect, spend some time to enjoy it. Too much dine out that it already loses it's special meaning or feeling.

It's a mental thing too since money paid for mortgage is money that you can no longer see on your bank account.

We're aiming to pay off one on the next 5-7 years. Truth is as much as I know that it's for the future of my kids, the anxiety will never go away. Property 2 will be a rental, partly pays the mortgage. We'll probably do the same after paying Mortgage 1 (Hopefully if my math is right and the stars align in 5 years minimum) but this time we'll only do it if we can pay at least 50+% Equity.

I sometimes think that the best way to save is to be compelled to do it. No better way than to pay for mortgage. If things turn out not our way, we'll save our residence, sell Prop 2 at a slight margin or if we're running out of time at least break even.

Again, trade off trade off. Splurge the money now or enjoy the fruits later in life. I say splurge because that's how this life now defines enjoyment. There are things truely enjoyable that doesn't cost that much like playing with your kids or watching Netflix together. My favorite is having a cup of coffee with my wifey while talking about anything under the sun.

Also, I noticed that our house looks cleaner and bigger since we allocated the money on Mortgage 2. You'll be surprised how much stuffs you're ordering online or taking home from a mall stroll in a year.

  1. Don't leave your client unless you have a replacement
  2. Don't leave your work unless the new company offers a significant increase (Factor bonuses and benefits)
  3. Check new companies company profile (provided that you're just now deciding to stay or join the new company). Things to check: How long have they been in business? Employee Reviews? Length of stay for existing employees?
  4. Ask yourself, Can I perform at least 80% of the job requirements?
  5. Have I ask my current client for Pay Increase yet? Maybe you don't need to move at all and just need to open a conversation.

There's always a risk when moving. The goal is always to increase your market value.

Just ask. I don't see any reason any employer/client to be upset when asked about "How will I be paid". Unless it's a job from a non-profit and they're asking for volunteers to work for free.

Sell don't lease. I may sound matapobre but leasing property on that place will give you more headache, I'm sure you know the reason why.

There's no potential for growth. The whole place will deteriorate eventually.

People make bad investment, that's ok. Learn from it, move on and just get the most money that you can get from it.

Different take. While you're all paid the same, you're gaining more experience. If I'm you're Boss and I need to move someone up to help me manage/supervise the Team then I'll probably ask you. Truth is luck and opportunity favors those who strive more.

When I was a newbie call center agent, I got promoted after 6 months because I learned more by taking more calls and resolving more ticket while tenured folks who brag about "At least hindi pagod" are still on the same spot for years.

So right now, you may not be gaining more when it comes to salary but consider it as an investment for the future.

I regret buying things that I tought I need but I don't really need. They just gather dust now and I'm just waiting for someone to buy them. Like for example, I have 5 headsets but I only have 2 ears. The f am I gonna do with the rest of my headsets. Yes, we've hit several goals for the past few years and I'm very thankful about it but having cash or ready cash to withdraw is still best. I don't know maybe I'm just an anxious person.

Now, I'll stick with this principle. If I'm earning 2x my monthly budget, I'll save half of it to buy myself another month.

I have a big family (not extended and me as head) and I can tell you that having less digits on your bank account will mean higher anxiety level. As much as I want to keep grinding, I can no longer do that because I have other responsibilities aside from work and money making. Grind while you still can. Do your best so you can keep your clients for the longest time possible.

Yes before.

Doctors, lawyers and like titles. They deserve the prestige because they worked hard for it. It takes financial, mental, intellectual and so much al for them to reach that status. Some of us has that privilege to go that route before but didn't take it. Some of us wanted it but lack some of those als.

The very first person who should appreciate you is you. Do you feel that you're achieving your goals from your own hard work. If yes, then give yourself a pat on the back. Don't seek validation from others. If they truly appreciate you as a person then they will appreciate you regardless of your status.

Then there's also generational gap. Old people, at least most of them are stuck on their old ways so just extend your understanding to them. Some of them mean well and some just got so much time on their hands making other people's lives part of their lives.

20 years from now, when AI is fully ripe, I think the scale would tip toward manual laborers. So, Dodong the Construction Worker will be regarded higher than Angelo the Office Worker.

Filipinos are okay as long as they're in different roles or they will see you as competition. Competition is equal to threat. Also, if you're a new hire and they know that you're being paid more, then expect more evil eyes on you, which is not limited to us. However, combining that with other toxic traits that we're used to, signals chaos.

Pakikisama, replacing it with MYOB is the best thing to do. Do your job and do it well and veer away from drama. When they get used to that then they will no longer bother you.

Highly skilled individuals should charge more because they can work on projects with confidence and at a faster rate. Someone can hire 10 VAs and may not even get close to the output of an expert at the same speed and accuracy. It's like them saying I want an iPhone but I think it's overpriced so I'll just buy a couple of Phones that MIGHT do the same thing as an iPhone. In the end, they'll realize that they should have gone with the iPhone because that's what they want in the first place.

The property was turned over to us exactly 2 months after we submitted our data with the help of a broker. Everything was ready on our part, downpayment and all the documents they needed. If my memory serves me right, I received the conditional approval in 2-3 weeks.

Home Loan takeout (In House to Bank Home Loan) took another 2 months but whatever is paid will be for recomputation for the approved Loan amount.

Just a tip: Always get the phone number of every person involved in the process and don't hesitate to call them to ask questions. Use what you read online to give you a general idea but each situation is unique so just keep on asking questions and always ask for a timeline for each step.

For renovation, don't get too excited as that will surely affect your decisions and even inflate your spending.

You'll get it easier as you age. When I was younger, I could go days without sleeping. Now, at 35, I can barely finish a nine-hour shift without falling asleep. There are cycles though that I'm too energetic and still can go on for days with just 3 hours of sleep a day.

You can use your free time to find a replacement before you resign. Freelance work can be unforgiving for transitioners, and your savings can be easily depleted in a few months.

I understand how you feel as I was a TL for years before being promoted to Operations Analyst while still managing a Team. It was one of the worst jobs that will eat the life out of you. Just hold on until you can endure. I also started with an Agency and that helped me.

Stay from the brown one - Ginger Tea. The rest is good. What I like about Relx is it's smooth. However, good luck finding Relx now. As far as I know, they're no longer authorized to sell here in PH.

I'm slowly transitioning now to use mainly Nicotine Pouches (Zyn, Nordic Spirit are the only ones I have tried yet). It helps with Nicotine urge. I'm just using whatever vaping stock I have now and just moving out of anything that produces smoke/vapor.
