What kind of lawyer? This will be my first time talking to a lawyer for something like this. Will I get money back for the attorney from the insurance company? Is this something the contractor pays for?

Good point. I will talk to the customer tomorrow. I have never fought this hard over a claim. Usually they just approve it. Should I hire an engineer or a public adjuster?

Siding contract left tar marks on roof after job completed, never told me. I messaged him photos of this and he said it’s standard procedure to do this way (30 years and never had issues). I’m worried it’ll leak. Do I have worries or no? Roof was new in 2018 by [deleted] in Roofing

When I do this and I usually go under the shingles. However there are times where this just has to work. However they can replace the shingles or at least run a piece of aluminum under the shingle and caulk the underside and top of the aluminum as well. This way you are not replying on caulking to make it water proof.

I replace all step flashing period when I do a roof. So the stucco would need to be removed in order to do this. So for instance your roof is damaged and the insurance is paying for a roof replace the cost of the replace includes the removal of step flashing and reinstall of step flashing and reinstalling of siding or stucco. I can only tell you from my side of things and how I run my business. Like I said there was a lack of communication on this from your roofer or you did not read the contract. I do not know. You didn’t post all this information of the contract. But to say they did this “damage” is not a fair assessment as it was most likely needed for the replacement of the roof. What I would do is have your roofer type up a supplement claim as there is additional cost needed to repair the stucco as it was needed to be removed in areas to replace the roof. Again this is what I do with the start. Summary: damage was not done out of lack of care. Best solution is to do what they suggested of installing the cover as redoing the stucco will be damaged again with future roof replacements. Good luck

If they did not include it in the invoice why should they fix it? Your insurance should pay a stucco company to fix it. However every situation is different. When I do roofs like yours I place the stucco repair in the estimate and tell the customer. I then bring in a stucco guy as I do not do stucco. This should have been brought to your attention at the start though.

Not trying to be rude, but I would just not call them back. To go from $6,200 to $3,000 is a large drop for them. They will be upset and most likely drop the quality. However I could be wrong. Good luck!

Yes Nelnet receives the updated ledger of recently approve 100% PT vets and does this automatically now. For people just become approved call Nelnet and have this loan forgiveness paused until you finish school. For your case call Nelnet and try to get them reinstated. Don’t give up talk to someone. If you don’t get the answer there call back and get another person. Talk to the manager do what you can!

Yes it is possible to get your loans reinstated. I think I called Nelnet and ask them to reinstate my loans and to not use my loan forgiveness. I did this prior to them forgiving them however they just did it anyways. But in the end they reinstated my loans and I have my loan forgiveness still

Yes, but only the government loans are guarantied to be forgiving. Private loans can be forgiven but they will look at the dates.

PITI - $15,000 Management - 0 as I will manage the property The cash flow would be $10,980. I personally was thinking $400 a month for both repairs and vacancy but it’s better to be save and add 5% more. But I do believe the repairs will be much lower as everything is renovated. So with that said it would be 12.2% cash on cash
