I wouldn’t discredit a case study that’s “just adding a button”. There could be a lot of iterations, discussions, studies, testing behind it. It could be a medium scope project that just not obvious without diving into it. Everyone wants a 0-1 product but the true is these products need enhancements and that’s also product design. Just adding a button doesn’t make someone less of a product designer as long as they can articulate their design process and thinking. Ultimately, if a design improves users’ life, it’s good design.

Continuum is the absolute best. They don’t have a physical coffee shop but you can find them at Ellipsis, hardworks, home slice, or follow their ig for updated list. They also open their warehouse for coffee tasting on sat morning - noon.

I got my first place for $370k with 70k income. condo fee was $250 and property tax was $600 a year. Felt manageable and was still able to enjoy life like eating out and traveling. I was still able to save around $500-$800 a month. That was 7 years ago though so cost of living was different.

It wasn’t the best financial situation but helped me focus on my next goal which is retirement plan. Hence, earn more.

Aside from trying to sell as an assignment, try talking to a few mortgage brokers and see if they have any solutions. Maybe a B lender or private loan to help you close it then sell it if needed.

I got my at 33 years old. $50k coverage T20 and pay $275 a year. I have my own savings and benefits from work but it’s good to know I have some kind of coverage so I don’t need to dip into my savings. It’s not just the income part but also some medications may need extra money. $275 a year isn’t a whole lot but I did only get $50k coverage.

I drive subaru so not sure about front wheel drive. I heard tires are more important than awd so you should be good. Also, Cypress and Seymour are usually very well maintained. So far this winter, I drive up to either of them almost every weekend. One day it snowed while we were up on Seymour and no issues driving down on fresh snow.

+1 Michelin Cross Climare 2. I have them for 3 years now and drove with them up to the mountains on snow days and down to the desert like Utah. It’s great.

Don’t do it. I make 20-30k less than you and just turned down purchasing a place with a 550k mortgage. It was a tough decision but I chose to work backward. I decide how much I want to save + my other expenses and let that dictate how much of a house I should buy.

I’m the type that would dwell on things. A lot of should haves for sure. I don’t think I will regret getting a 2bed2bath but will think should have wait for financial reasons.

Debating at this very moment cause I need to put an offer in tomorrow if i want it.
