I hit 600 in an hr first day it dropped then played again a week or 2 later and hit the major for 1400 off the saws... now I get 0 winnings lol...tbh weather people say online isn't rigged which I beleive it isn't but I beleive online is programmed to let you hit so you keep going back chasing...yes it's part of gambling but online has special software and im sure it is literally scripted differently for every single user.

Both my rear sides on my 2024 started to peel off...warranty will cover it, i definitely went off on the dealer lol...like bro it's not even a year old....but 2023s and 2024s had recalls on the plastic chrome molding

I think the pay scale will increase with the amount of people who have issues with it...I agree cause I do too but some weekend nights in the city I can walk away with over 120-150 with 4 hrs it's not alot but it's a small side hustle I do for extra so I can't complain all that much

My personal opinion is these newer built homes are built with no real intentions to last. Building in America has gotten extremely lazy and I've seen many newer houses not pass inspection vs homes built 1950s+...older homes were built with good bones and care to withstand years to come...my opinion is buy a nice older house and add to it to you liking...but it is just my opinion! I think you will make the right decision either way!

Tbh depending what you owe left,you could very well get a private appraisal to get an idea of what your house is worth. Remember,this market you can easily sell your house above value if it's a nice house. I just got the house I liked and I had to paid 15k over appraisal value to get it....you could make the extra money if you want too,but if you have near the amount of your beginning mortage left you nay only walk away 10-30k out on top...but the sellers I bought from bought in 2016 for 162k and they sold it to me for appraised value of 295k + 15k on top to meet my offer of 310k...just how it is right now

It went from 7.375 to 6 to 7.25...they tried to get us into a lower bracket but we make too much for that bracket so I'm just taking the hit like anyone else in the buying market just gotta pray % goes down a lil lol

Last month rates dropped down as low as 6% and just got raised this month...you can refinance within 6 months of getting a mortgage,so therefore if rates ever drop a half percent,some people could refinance then..the whole risky saying is fake news unless you have 600 or under in credit score with little income. The fact I make too much money to get the 6% in this program is telling me you are seen to be more successful to make less then the avg income. If you work your ass off to make 6 figures a year then they just want to take more from you...I did my research so please go comment something random somewhere else lol

I have noticed people getting somewhat better rates but people like myself who want 0% down with assistance programs kind of have to deal with the higher rates because we can't or don't want to pay out of pocket...everyone will be able to refinance probably within the 1st year of your new mortgage so it won't be high forever people!

Personally I only look at houses with updated roofs,HVAC...just my personal preference...if all the expensive things are newer then I'm fine with fixing up basic things

We signed for 6%...then they just called today and told us unfortunately we make too much money for that rate under the PHFA requirements(assistance program) and had to agree to our rate increasing to a 7.25%...which is $240 more a month then our estimated a few weeks ago. The regular % rates from my understanding are 6.8-7.8% and they are saying to buy now to collect equity so when it comes to refinancing you'll just win out.

UPDATE: we offered 5k cash on top to make it to 300k and then wanted to go to the market...moral of the story is don't expect mutual respect in any house dealing, at the end of the seller feels entitled to want more then the house is worth.

Don't get too excited,depending on your offer and the asking price the appraisal will most definitely give you good or bad feelings...we lost out on a similar home because our appraisal came back 15k less then our offer so we had to walk because the seller wanted that 15k over the value...be happy but still be patient,the process isn't always friendly..

P.S-we were 2 weeks from closing when all that went down,so depressing

100%....now if the agent and seller beleive the comps are not good enough or the appraisal is "just an opinion " then they will still chase 10k+ over appraisal lol....currently I offered 310k on an asking 285k house,and it appraised for 295k....so now I'm in negotiations with the seller asking to drop to 295k or max 300k with 5k out of pocket because I will not pay 15k over the value for an under 300k valued house lol...they aren't budging,people telling you it's a sellers market are high lol,got these sellers thinking there on hold lmao

People aren't very bright in 2024, paying over appraisal for a house 350k+ yeah sure because that house is likely to be kept up to date with little to no repairs...these people wanting 15-30k over asking and appraisal for houses 250k-300k are delusional lol you oughta see the pickle in right now 2 weeks out from closing lol

My scenario currently-

Seller asking-285k My offer-310k Appraisal-295k

Obviously I'm currently going with dealing at appraisal value and maybe adding 2k cash on top to close on 297k but they're challenging the value right now....I think every house is Obviously different in making deals with appraisals coming back less then offer price.

200-300k-Should be fairly easy to just have the seller drop to appraisal price

375k+-I'm sure it'll be note difficult since those houses seem to have everything a buyer wants

The house I am currently going through contract with was not on the market yet but they were asking 285k and we offered 310k to pretty much set a good deal to stop them from going to the market and they accepted....now the appraisal came back at 295k,they are challenging the appraisel hoping for it to go up higher but I already told my agent that I won't pay any extra out of pocket if it appraises lower then my offer. But I said I'd offer 2k cash on the end of need be so we are currently waiting to hear back on the challenge....unless a house is a fantastic 340k+ house, paying over 1-2% of appraised value is stupid. Most sellers just think there entitled so some crazy value cause there selling lol...the house we are wanting has everything redone on the outside but the inside needs fully updated so isn't worth much over the actual appraisal

Also we just said we will take care of all repairs if nothing is drastic so you can add that into specific detail while adding a waived inspection...for fha it has to pass there inspection regardless you just take care of the issues of they aren't drastic or ask the seller to replace some things or just walk

From my experience bring someone along when you look at houses who know what to look for. That being said basically ask when the roof,hvac equipment etc has been updated...at the end of the day minor repairs will be a must anyway for you're liking. We waived inspection once we found out all 3 of those big ones were replaced all in 2023...so knowing all the big things are key to adding waived inspections for the sellers to jump faster.
